What makes a house a cookie cutter house?

The same thing being built over and over again. Example Above: 4 of the same model on the same street.

Nothing wrong with it, and sometimes has advantages because it's a familiar thing to build, can go faster and mistakes are corrected each iteration.

I believe all the new mattamy homes are energystar rated also, and have many similar features I cant speak for every house but I'm pretty sure I have a wrapped foundation, energystar HVAC, enerystar windows, fully insulated basement, not sure about the studs on the exterior. I few of our friends own heathwood homes, and the overall quality of the home is certainly noticable, that being said I'm quite sure if you put that cost difference into a mattamy home they would probably look similar, and I bet the mattamy one would still cost a bit less.

Something I found very interesting, is that I have heard heathwood homes is actually buying back many of the homes that flippers and people looking to sell quickly with low prices are selling in an effort to not drive down the overall price of the development.

Here is a finished 43' Heathwood home listed at $448K. It's on a 98' deep lot, and has granite, hardwood, central air, etc.

I can't remember what the Kingswood model looked like exactly but I don't think Heathwood was selling 43' homes for under 500K if I recall correctly. I'm curious to know why this one's listed at this low of a price; there is another 43' on the same street (different model though) listed at 588K.

that one was originally listed @ $559k when it first went up back in June.

The $588K one I think originally was listed just shy of $700K.

I haven't seen one home sell in this neighbourhood since first being occupied in the spring of 08, and there are about 6 or 7 on the market right now (most for a relatively long time). Not sure of the truth to the post about HW buying back homes for sale (unless they are ones that never went on the market to begin with). I'd be curious to know the details of an arrangement such as that. Would they buy it back for what the buyer originally paid for it a year or 2 back? I can't see them buying it back at today's list prices.
