Hi everyone
Yes ol'skool the population density for the Sherwood survey which is all the new area west of Highway 25 and Ontario Street is 14 homes per acre or about 34 homes per hectare with 3.28 people per house equals 112 people per hectare or over twice what the Province is requiring in the Places to Grow legislation of 50 people per ha. for new areas and close to the 200 people or jobs per ha for intensification areas (like downtown Milton from Bronte and James Snow Parkway).

In comparison the bristol survey east of Ontario Street has an average of 12 homes per acre for 40,000 people when completed in 2008.

Join the club. There's no way we could afford our own house either if we had to buy it today. We got our 56' Tothburg for 394,000 + ZERO lot premium just 2 years ago. It's now obscenely higher.

Hey guys, im slightly confused, this "phase 4", does it consist primarily of the wide lot single detached homes?

as a first time buyer with my GF, we are looking at the 3 story townhomes without backyard ( like what they have on shortreed)

are these going to be released along side? if so anyone have an idea on a price list and closing timeframe for these units?

We bought in HVE Phase 3 and were going to show up on the morning of the release, however heard there was a long line up the Friday before, so we ended up dropping what we were doing and lining up, we were #37 in line and got both the lot and elevation we were looking for. It's a huge investment, and dropping everything to lineup was definately worth it!

We were lucky to get small two cars garage house in 14a on extra sized 36lot. It is six of us in four bedrooms. But then I saw bunch of the big families in “stacked” townhouses I realize how lucky we are.
One of the things I don’t like with Mattamy, in Newmarket they have 5 bedrooms 36 lot house, but for Milton the number of 5 bedrooms houses is limited to 46 and higher lots with miserable backyards.
But Mattamy new houses are still much more affordable here compare to another builders. Except maybe Beaverhall (if name is correct). Prices are relatively the same, same proximity to the train tracks, but also to the SStore and two brand new schools, hokey and swimming near by too. So, why HVE?

I know everyone's entitled to their own opinion, but alot of us are excited to be moving to Milton or even like living in Milton.
So, even if you don't like it, maybe this is the wrong forum for you to be posting on.

why ask why? It can only be good for us if there is a high demand for HV and HVE!!!

I like Milton because of its very closely knit community feeling...the escarpment is also a huge plus... you don't see many mountains in the GTA! Also, the fact that so much of the land in Milton is protected, you can always expect to see a good amount of green no matter how much development occurs...as pollution increases, Milton's air will always be a bit fresher then the rest of the GTA. That is why I think people are attracted to Milton and HV/HVE

HVE is not even Milton yet, but we are in our second HV house already and out third house in Milton.
Did I say, I didn’t like Milton. :idea: :?: :arrow:

If Colin reads this could he please confirm the Tremaine link to the 401....last I heard it was in the early phases of approval with no firm date set yet....if it is set to be started in 08, that'd be great. Any insight here would be great Colin.

Sorry to disappoint you Paul & Marcia but the Tremaine/#401 interchange is not even on the 10 year Regional Capital Budget which is why I have been pushing for an earlier date. Peter Crockett the Commissioner of Planning & Public Works estimates a 2018 completion about 7 years after the Sherwood Survey of 40,000 people would be completed.

The earliest I can see the interchange is about 2011-12 with provincial help (no offers yet) the Environment Assessment is just being completed and should be presented to the Town and Region later this month. The cost of the four lane Tremaine road re-alignment including the interchange, James Snow Parkway connection to the east and CPR underpass north of Steeles Ave. is over $ 40 million.

The Derry road underpass is being pushed by Mattamy and other builders and is already on the 2009 Development Charges list but not on the Capital Budget recommendations yet which I hope to change next month when budget discussions begin.

are there any chances for this Tremaine exit to be canceled altogether? Is this a serious plan or is it just an idea at this point? I've been told that is has been canceled :?

The only person I'd believe in this whole town on issues such as this is the great Mr. Colin Best....keep working hard Colin to get that interchange moved up as soon as possible as it's a GREAT idea for the area.
