I agree, totalpkg(aka #1). I resent the accusation that those lining up were buying on impulse. I know we did our research and knew what we wanted when we lined up. It wasn't about getting a sale, it was about buying the house we wanted where we wanted.

It may seem crazy to some, but if you want a particular lot, that is how the game is played. If one is satisfied playing the resale market, no problemo, but I say good job for getting exactly what you wanted.

What house did you put on Lot 1? I'm very curious where the house sits relative to the property.. its nice that it is a large lot, on a quiet street with siding on a wood lot. Seems like the lots to the north are big 50' as well, so should be nice houses as neighbours to the back.

I think this is due to price difference. Country homes just beside mattamy sales centre had some lots but there was no lineup for those. Because they were asking 365k for a 1565 sqft home while mattamy had similar house for atleast 30k less.

I personally love the Mattamy layouts and houses. Mattamy was also the only other builder that offered a 3 car garage space. I got the Spicebush. Heathwood had 3 car garage homes, but I was quoted $740000 for the house, on a corner, off a busy street. No thanks.

Lot #1 50k premium - oversized, siding on to woodlot
Lot #14 10k premium - facing onto woodlot
Lot #16 5k premium - lookout basement
Lot #17 5k premium - lookout basement
Lot #33 10k premium - facing onto woodlot
Lot #34 25k premium - siding onto woodlot

Their are some 36' lots with lookout basements, not sure which ones.

Thanks man. And thanks for the help regarding the 9' ceilings. Did you do them in your house? We checked out those model homes. Its made us re-think our strategy.

I just have to put my two cents' worth in here. Why in the world wouldn't you line up to make sure you get the lot you want for a house you're going to live in for years?!?!? People line up for concert tickets or movies for goodness sake!

Greenbelt lots go quickly in Milton. I'd line up to make sure I didn't miss out!

As odd as I find the lining up process for a house. I"m glad we did it way back in February ,mind you I could have picked better weather. But we bought a home that fits our family. Would have loved a better size yard, but we bought what we could afford, and wouldn't be able to now with their pricing.

We had about 2 days notice to figure it out, which house's we liked, which floor plan, elevation and what not. Prices were kinda a mystery as was the area map. But I'm glad we bought where we did. And, I only wanted to buy another Mattamy, we checked out many of the other builders and we didn't like many plans, or prices.

Congrats to everyone who scored what they were looking for :D

I really understood why they charged this premium as how nice it will be not to have a neighbour across the street but then it struck me. These two houses most likely will if they follow the convention of other streets have green boxes + mailboxes on those sides. So 10K to look out into the nice woodlot through the mailboxes.. ugh!

I heard the mailbox will be on the westside of the street. I've been told that the green boxes will be in the center inner ring of the crescent. This is all info from the regional engineer, but it could obviously change.

Yep. After seeing what a difference they made in the model homes we were persuaded for them.

Really glad we did. It's not just the visual difference in sense of space, but also a big difference in light re. the larger windows and space (taller closets and, what was even more important to us, a larger-feeling shower with the higher ceiling there). We stayed with the 7' doors which I think work well visually, plus we wanted the wood core doors which don't come in 8' versions ... we might add transoms someday, but I doubt it.

If you're on the fence I say go for the 9' ceilings .... it's one of those things that would be easy to regret later, and you can never go back.

Yup. I seen a house for sale the $769000 one, and he did the 7' doors and 9' ceiling. Looked nice...

miltonLeo and I have the same model house and elevation and I also think that if you are on the fence it is DEFINITELY something worth doing. I wanted to do soooo many other upgrades with that 6,000 for the 9 ft ceilings upstairs but my husband was adamant about doing them. Now that our house is being built and we can walk through it with the higher ceilins I absolutely love it and wouldn't change it for the world.

I plan on staying here for a while, so in terms of re-sale its kinda a moot point for me. The problem is, its structual, and this kinda upgrade is a 1 shot deal.

#1, you have to go for the 9" ceiling on the 2nd floor! I've seen quite a lot of homes in Milton, Mississauga while house hunting and the 9ft ceiling homes really stand out. Not only does it look grander, it also feels airy-er... (if there's such a word!)

And even if you don't intend to resell soon.. think 10yrs from now.. maybe 9ft ceilings on the 2nd floor will become something people look for.. (similar to how 9ft ceilings on the main floor is sort of the norm nowadays)
