I just wanted to clarify my post 3 pages ago :) ... to those of you that have done your research and know exactly what you want, and you get it, I think that's great, and definitely worth lining up for.

My comment was based on the dozens and dozens of posts on this forum about people upset about how horrible their house is and builder and contract and etc.. etc.. and how they've been taken advantage of and will never buy new again (It seems to be on these pages quite often, so my advise to them was... don't buy in that sort of line-up situation next time, because it's really a no-win scenario for the inexperienced buyer.)

From a business perspective, I think it is brilliant on Mattamy's part - one of the basic rules of sales is to create scarcity... If you create scarcity, and limited time opportunities, your product will sell. If you know how to work it to your advantage as a customer without getting swept up in the moment, I think that's great, and you'll likely be very happy in your new home!

Its good business in part of Mattamy...but when I saw the lots that were gonna be released, prior to the release (it was on the website, just not shaded in) the street was a nice crescent siding on to a wooded lot. Mattamy also told me that their were only gonna be another eight 50' houses released, so i wanted to get 1 of the 8 lots. We just wanted to have the choice of any of the 8 lots available and not have to settle on whatever lot was left and thats why we lined up. I mean its 2 days. I heard that people in Mississauga waited 2 weeks for a release of townhomes in the Winston Churchill/Eglington area. From what I heard Mattamy raised the price of the 50' lots for Sunday another $20000. For lining up for 2 days I saved $20000. Sounds good to me.

Prices have been increased by another 20k of all homes...now that’s an increase of 35k in one week...not sure if people would still line up...I can’t re-buy my wood lily A which was 380k last year and now 430k in less than 18 months....i would be surprise if there will be a line up again....

Holy crap. I just checked ours out and am in disbelief. We had a Wild Rose C and by my calculations, it has gone up 55K since we bought in May?? Does this price now include HST as I imagine all future sales will close after July 1st.

How did those that bought on Combs get effected by HST? Already calculated in?

I think so. All new home contracts signed after Jun18th (or July 18th I could not remember) 2009 are affected by the new HST. I think the new prices already counted it in.

The reason for the increase is the HST and the developmental charges from what I've been told.

I also noticed they took off the Spirit home prices.

Probably the end of spirit homes since I know in our case the price increased to almost match "regular" homes
