Wow....Zeeshan I am surprised that someone running for counsil would state that a particular store changes the character and feel of a neighborhood. Can you explain how one of these stores does this? (I can understand your concerns on an adult novelty store, but come on, a grocery store? Take a look at the No Frills plaza at Derry and McLaughlan. This is located in an area with $600K + homes and has not changed the character of the neighborhood.

As for the size of a Loblaw's superstore, they tend to be in the 180000 to 210,000 sqft range.

Sure I would prefer something like a Soby's or a Longos, but would be happy with one of the discounters as well. (The biggest misconception is that the Premium chains like the Longo's, Loblaws, Metro etc is that they have better produce. They all get it from the same place.) People forget that we also have La Rose in the neighborhood.

At the end of the day, I hope what ever tennants they find are able to offer services and products that it's residents will support.

I totally hope it's a No Frills!! Or failing that then a Price Chopper. All you high society types can keep flushing your extra cash down the toilet :), but personally I'd love to see cheaper groceries in town.

I really hope it's a No Frills as well. :D I don't like the Food Basics.... I find their quality to be very poor.

Not sure how many people have tried the Food Port on Derry and Ontario. Though it's not in the neighborhood, it's on the way for people taking Derry rd...it's local, decent prices and probably best meat in town.

anyone else has been there?

I don't think it will be a Starsky's - although once you shop there, you will be amazed with the quality of fresh produce. It is very comparable to Lococo's in Hamilton. :P

As for the posh neighbourhood, no discount stores plse. 8)

For this we need a "Whole Foods" like Oakville. Although, come to think on this.... I would need a second job to shop there on a regular basis. :(

Food Port is great, if you can find a parking spot!

Zeeshan

While I do agree with much of what you have said, you cant honestly compare the Food Basics plaza with the Holly/Derry Plaza. One was built over 35 years ago when little though was put into the archatecture and blending it into the neighborhood, whild the Holly/Derry plaza has astetic appeal and is under 5 years old.

Given the size of the property, I cant believe that it will be a 'Full-Size' grocery store, rather a much smaller one similar to a La Rose but then again, who knows.

Given that there will be a sister plaza to Thompson and Louis St. Laurent located on Bronte, this is where the 'Full-Size' grocery store for the neighborhood will likely reside.

Traffice at this intersection is horrible, the timing of the lights and the potential for accidents will increase as more traffice moves into this area. Colin - do you know that the plans are for improving the flow of traffic are for this location (right turn lanes, proper timed lights that advance the flow of traffic, increase to 4 lanes etc...) I fully support round abouts to limit the speed of traffic on streets such as Scott or Savoline...even calming zone (speed bumps) They have many of these areas in the Avenue Rd. and Lawence area to slow the speed of residents and visitors in the neighborhood.

Let's focus on smart growth and ensuring that traffic flow and transit are considered when building both residential and retail zones.

After reading several of the posts above, I now see that a Full-sized Grocery store in that space won't do... A Rabba on the other hand will do very nicely there! :)

Thanks Fredd75 and other posters.

Yes Fredd75 is correct (you have better contacts than I have) I spoke with senior town planner today who confirms the site plan application is being changed to one 30,000 square foot grocery store (about the same size as Foodport and Foodbasics) and a freestanding bank and no drive-through restaurant.

A grocery store is allowed under the zoning and the Town's retail master plan in this location.

Staff will be re-circulating the revised site plan to the immediate neighbours for comments and concerns which should be confirmed by staff later this spring for construction.

Thanks colin. I was really curious on what the sq footage may be (was really shocked to hear someone above talk about a Loblaws Superstore being 180-210,000 sq ft and then say the Foodport/foodbasics currently are around 30K (same size as what is proposed at Scott Derry).

Maybe someone can see where I'm going wrong, but using magic google maps, it looks like foodport is about 16,000 sq ft being 123 ft by 137 ft. Anyone see an error in my logic here? From the satellite view, it looks like food basics is significantly bigger although i didn't bother mapping it.

And just for Zeesh, bing agrees.

1418 (square meters) = 15 263.225 square feet

Hi Kamato

Sorry for the delay in answering your question.
Yes the region is planning on right and left turn lanes at both Scott and Savoline Blvds. later this summer as the work goes on through the winter for the underground services along Derry and staff are planning on installing advanced green signals for left turns.

With the acceleration of the CN underpass and the Tremaine road widening the traffic flow will improve with new intersections onto Tremaine at Dymott to the south and Landsborough to the north of Derry as the Fieldgate area is built this summer. (see figure 1)

http://www.milton.ca/execserv/agendas20 ... %20com.pdf

Milton council at its budget committee last month voted on a recommendation by Councillor Scherer and I to accelerate the work on Louis St. Laurent Blvd. for the next section from Highway #25 to Bronte St. S. (formerly First Line) to be ready for the new Manaman retail area at the north-west corner of Louis St. Laurent Blvd. and Bronte street later this year with an overpass to connect to Tremaine road in 2011-2012 and the Conservatory Group lands south of the Mattamy escarpment area.

I will be posting more information on this and other subjects when it comes available.
