Oh question though. they installed the sump pump, and well, it is gross, its filthy on top. I asked if they were going to clean it and the guy flat out said NO. So how do i clean the round flat part of the sump pump...... :?:

If you don't mind, could you let "us" know what your approx closing costs are???? That would be cool.

Was it the top plastic of the sump pump container ? I have something called mean green (kills mildew etc.)

Congrad's on the house...next is the move in :wink:

We have also estimated our closing costs at close to $10K. Of course, not being 1st time home buyers we do not get the LTT rebate...

We are a bryant townhouse and our estimated closing will be approx $3600-3700. That should give you a better idea Newtomilton.
We close in Sept. As a first time home owner you should be relatively the same..

10K, quick, someone go back to the "I'm bored" link listing occupations and find a doctor to get my heart started. ARE YOU SERIOUS???? I am a first time home buyer but my fiance is not, are we looking at 10K.....if that is the case I will be setting up a lemonade stand outside my house to try and make up the difference (I close in Dec, lemonade/lemon popsicle).

Bonnie your closing costs seem really low as well! 2400? how did people find lawyers for only $400 I don't understand how ours are at almost 4k?

Yeh we don't have the LTT either, our lawyer is $800 here in Milton. I am confused though. I wish a townhouse would just close and tell us exactly what they paid, first time home owners with whatever % down. THAT WOULD BE GREAT!
We just had our framewalk and were told the house will be done in a month.. which would be a month early! SOUNDS GOOD TO ME! Lets hope it stays like that!

NKMAC that sounds perfect. we put 5% down as well but have also paid in 7k for our upgrades and added 11k onto our mortgage. This won't make that much of a difference.
BUT what has your lawyer estimated for you just to give you an idea.. it should be a good estimate!

We only have the list that Bonnie provide so far. I'll let you know what the final cheque is once we close (in 3 weeks TODAY!).

I know our lawyer will be around $1,200, but that is a variable for everyone...

Friend's of ours are getting the keys for their Brennan today.

They are first time buyers who put 5% down and paid in cash for all upgrades.

Their final closing cost was $3,600 including the lawyer.

I was wondering how we go about initializing all of the stuff listed below. Is this done through the lawyer, and then will he send the money and paperwork to the city for the water meter installation and hydro energization and new home warranty......or do I have to contact individual companies myself.

New Home Warranty (ranges from $460 for home up to $200k to $860 for home over $500k)

Land Transfer Tax (different for each) - ours was written in at $5895

Lawyer Fees: $800-$900
