Post subject:  Closing Cost Questions
Hello Everyone,

I was wondering how we go about initializing all of the stuff listed below. Is this done through the lawyer, and then will he send the money and paperwork to the city for the water meter installation and hydro energization and new home warranty......or do I have to contact individual companies myself.

Water Meter Installation $375 (plus GST)
Hydro Energization: $388 (plus GST)
Driveway Paving: $500 (plus GST) - $300 for single drives
Tree Planting: $350 (plus GST of course) - can't wait to see what a $350 tree looks like!

New Home Warranty (ranges from $460 for home up to $200k to $860 for home over $500k)

Land Transfer Tax (different for each) - ours was written in at $5895

Lawyer Fees: $800-$900

Normally the builder takes care of most of them (exept for your lawyer fees). You pay them back through your lawyer as closing costs.

As for the tree, it is possible you won't even get one at all (that's rare though). The $350 is an average per house to plant the trees in the neighbouhood (including park areas).

Hi just reiterate what was mentioned earlier in the post. The cost that you see for the tree is NOT A SINGLE TREE ON YOUR LAWN. It is a fee to put trees around the neighborhood and parks in the area. NOT TO BUY YOU A TREE FOR YOUR FRONT LAWN, it doesn't mean you will have a tree it means you contribute to the landscaping in the neighborhood.

<sigh> we are the unlucky ones, we are paying $375.00 for a tree we won't even get :cry: instead we got a light post, cable box and bell box....


Could have been even worst ... Canada Post mailbox and fire hydrant on top of those you got :(

We got two trees (we're a corner lot) and a fire hydrant, a lamp post, a stop sign, a bell box and a hydro box (the last two will be hidden by the fence though. Adding the sidewalk on both sides of the house makes lawn mowing a hellish job.
