No, it would not be a common element unless you were involved with a condo type setup where the exterior features are owned by the corporation.

Usually the condo corp arrangement covers everything from snow removal and grass cutting, to driveways, windows, roofs, etc.

Of coarse there are also the regular condo fees.

I've wondered this as well. What happens when the shingles need to be replaced? Do we contact all the other homeowners and try to arrange having the enitre roof done so the shingles are the same or do we just replace the shingles over our own unit?

25 years down the road, I wouldn't worry lol

Common sense tells me you would get an estimate for the entire roof, and split the bill between all the living units, same way fences are done

I'd change that thought to 10-15 years....the builders don't put on the 25 year shingles...the ones they put are not great and you'll get 15 years max.
