Post subject:  Question re. Resale Homes and the Parties
If the sale of a house has been completed and there is just a wait for the seller to move out and the buyer to move in, would it be considered deviant and inappropriate to approach the seller of the house if you are the buyer to talk about the home? Just wanted to get your opinions.

i.e. you have a month until closing, and you happen to drive by the house and see the sellers outside, and then you stop to talk to them and ask questions about the home.

Same here. But we sold privately, to our neighbours.. haha!

But really, its up to them if they want to be cool with it. Personally if I had sold to a non-neighbour I'd still want to share information to the new homeowner (we painted so give them the paint chips, where the hardwood came from etc) so to help them with home ownership.

In many cases, buyers add into the Agreement of Purchase and Sale that they are entitled to one or two visits to the home prior to closing for the purpose of measuring for furniture, window coverings, or otherwise, or to make sure the appliances are still in working order, etc...

When it is a part of the contract, it becomes your right to make these visits. If you don't have anything like this in the contract, the sellers could turn you down, but hopefully they are nice people and don't mind :)

This is VERY common, so don't hesitate to approach the seller!

Definitly OK. When we sold our first home, the buyers contacted us about 6 months after they had moved in to ask if we had the paint code for the colours of one of the rooms. I think most sellers would be receptive to you asking questions about the house.

When we sold our old house, after we'd exchanged contracts but a month before we closed, the buyer would show up randomly with groups of his friends/family and wanting to show them the house.

Um...no. Get lost. Book an appointment...we're LIVING here!

Oh dear, I would hate that too and would totally tell them to get lost as well. Even when it comes to home showings, I've seen some people who bring kids, parents, grandparents, and friends, and it becomes a circus. They probably all use the seller's washrooms, the kids touch things they should not touch, and they all invade the living room and sit on your couches and couch ends. Home buying is much more fun than selling save for the capital gain.
