After the recent rains, we noticed quite a few damp spots in the ceiling of the 2nd floor rooms in various places. We called Mattamy and they looked at it and planning to send someone in 2 weeks time. They said they would re-check and replace the insulation in the attic. I am a little confused .. doesn't the insulation protect against heat loss .. what has that got to do with water leakage. Also by putting in more insulation, sounds more like a temporary hack rather than a permanent fix. Shouldn't the shingles be looked at and replaced as necessary? Also I have passed my 2 year warranty with Mattamy, so what kind of action can I take, **if** Mattamy is not willing to re-do the roof? --- One more thing that has always bothered me: In the basement southern wall we have always suspected that water seeps in, since the Pink insulation seems to be developing mold. Though they have kept saying its not mold and that in some places the pink insulation has such a colour (grayish colour). I went to another Mattamy house and there the insulation looked PURE PINK. |

They're likely antipating that you'd have a concern re. wet soggy insulation and hence their offer to replace it. None ... if you're past the warranty and you didn't put it on your list at the time, then they aren't legally obligated to fix it. That said, it's odd that they'd bother replacing the insulation without fixing the root cause first ... are you sure they aren't doing both? |

Shingles come with a warranty but the roof leak is likely at a joint between the shingles and the flashing (metal pieces). First they will fix the roof leak (hopefully) and then replace the wet insulation and then fix your ceiling. Having said that, it is over two years so it's up to the builder. If your pink fiberglas is turning grey in the basement then it sounds like you have water seeping through. Cut the plastic and insulation, take a look, and then use Tuck tape (red) to re-seal.
