OK, so I used to judge how old a neighborhood is based on the adverts I see hanging on street lights and lawn signs.

"Install your appliance" "Cheap Hardwood floors" "We do fences" I expect in a newer subdivision. But going around my hood I am seeing roof repair signs on the lawns and light posts. A few houses from me I saw the roof repair company doing some work. 2 year old neighborhood!

Having read all the leak issues from the basement and now seeing people are leaking from above as well, what the heck is going on with Mattamy's quality?

What amazes me more is the amount of people that just seem resigned on here to accepting that they will need to replace their roofs in a short period of time. I'd be picketing Mattamy's sales offices if I was having all these leaks and or roof repairs. It's ridiculous the poor quality of Mattamy's roofs.

If Mattamy 'forgets' to finish off a roof properly, I would have expected they would at least get a roofer to make that fix. Based on the 'awesome' customer service I got in the first year.

I have seen through Mattamy and it appears to me you are strictly on your own once you are past the first year AND done your JD Powers rating on them. One of the guys told me their bonus was tied to the ratings so they do anything to get the homeowner rate them high the first year. After that you are strictly on your own since the guys are busy kissing a#@ of newer home owners.

Someone has posted on here before that Milton will be a "roofer's paradise" in a few years... I think this is very true.

We bought our house resale just after the 2-year was up, and since then we've had a major flood thanks to a cheap tap set Mattamy installed and just this winter I noticed one of our shingles on the ground. Also, downspouts weren't extended right to the eavestroughs where they empty onto a lower roof, so in those areas, the shingles are starting to curl up.

Our house (and roof) is about 3.5 years old. We're getting prepared now (mentally and financially) for a huge roofing bill coming soon so we can have a proper one installed...

What can I say, it's all true

Good memory sunnier. I said that quite a while ago.

Missing flashing's, especially roof-wall flashing's are regularly missing. Missing shingles from certain areas on roofs is also quite common.

Yes, these things get found every week during home inspections. While a visual inspection can't guarantee that your roof will never leak, it will ensure that the exposed areas of the roof and flashing's look okay.

Most inspections reveal a few roof issues. Some inspection reveal numerous and serious roof issues.

Part of the problem with Home Inspections is that the Home Inspector will only do a visual inspection. Some will go the extra mile and climb the ladder, but not all.

This is not a "problem", it's a "limitation".

Even if you are ON the roof you are still getting a "visual" inspection, because Home Inspectors do "visual" inspections. We can't be pulling down insulation in basements to look at foundations, or ripping up shingles to look at flashing's, or breaking holes in drywall to check exhaust duct-work.

Of all the trades, from underwater welders to insulation installers, Roofers are number four in deaths. This is because roofers fall off roofs and die.
I don't know any inspector that will crawl up steep slopes, go on roofs with cold, wet, snow covered, or frost covered shingles, because this would be crazy.

So, while it would be great to get on top of every roof, this is not possible.

Most roof issues have more to do with poor or missing flashing details. This is often where the lower roofs join the home.

I'd be interested to know what to look for while the house is still under construction to point out if the job isn't getting done properly. My house is closing August, and tentatively should be starting any day now. Any tips for me to try and stay on top of them while the roof is being put on? I really don't want to have to deal with these problems later.
