Bathroom in a finished basement is very important not just from a resale point of view but from a practical point of view.

Every floor should have a bathroom.

I'd say it depends what you use the room for and how much time you spend down there. I have a pool table and a bar downstairs, so with friends over having drinks etc, a bathroom downstairs is a must for me when we finish our basement.

When we sold our last house (Mattamy) we put a bathroom in the basement and our agent told us it's what sold our place over a few others the buyers were looking at. I'd say do it.

Zeeshan, did you investigate the cost to have them move the rough-in over a bit? I know it's something that can be done, they just have to drill through the contrete which might not be all that costly versus the enjoyment you'd get out of have "that perfect basement with stunning office and functional washroom etc." over the next 20 years.

Resale is one thing, but a bit of additional cost to ensure you get a layout you can truly love might be worth investigating? Good luck whatever way you go.

I learned two things from the house I grew up in that only had 1 bathroom.

1) You can never have enough bathrooms

2) Digging up the basement concrete floor to put a bathroom in the basement is NOT fun. Having Mattamy do the 3 piece rough-in was worth every penny.

They even put it in a good spot in my basement! Though the water heater, furnace, HRV, wash tub and sump pump all combine into a giant basement-finishing C-block.

Call Glen Cunningham to move those pipes for ya.
I'll be getting him to move mine in the very near future.
At a minimum, install the drains and supply lines, and frame out the bathroom, and rough in the electrical too - use it for storage if you don't want to finish it right away, but definitely get the plumbing part out of the way :) don't forget the venting! you'll hopefully have one existing you can tie into... Glen will let you know.

This gives you the flexibility for future resale without having to pay for the full expense now, especially if you don't need it anytime soon.
Also, if you're selling in 10-20 yrs, the later you finish the bathroom, the more 'modern' it will be when you sell :)

Problem solved??

Hmm...Mattamy stupidly installed our rough-in for the toilet directly under the low duct work. So we either have to move the duct work or move the rough-in...anybody have ball-park costs for either? It would probably need to move about 3 feet to one side.

Sometimes as low as $250-300 per fixture depending on location of existing drains / vent stacks..
Could be $500 or more if you have more to consider. Sounds like yours should be simple though!

HVAC - I had trouble finding a good HVAC guy for my small residential job. They usually prefer new installs and commercial work, so I ended up doing it myself.
Depending on how far you need to move the vents and if custom pieces are needed, that could be anywhere from $300-$600.. Closer to $1000 if you're moving an entire trunk.
