I just spoke with the town of Milton and they have informed me that our grading still has been approved (it will be 2 years this August). They said that Mattamy still has not issued the paperwork to have the city come out and do a walk through. I then called Mattamy only to be told that this can take longer than 2 years. They are estimating that by the end of the summer the walk through will be complete and then the paper work will be issued. I see many homes in HVE Phase 1 with fences and we eager to have one put up but I don't want to be stuck with the costs if our grading is not approved. I didn't realize that this process takes so long. And the man I spoke to for the town of Milton said it really shouldn't take 2+ years. Now according to Mattamy gradings are 99% correct. She said that we should be ok if we still decide to get a fence. Has anyone had any issues with their grading? The town also said that previous Mattamy communities have petitioned for the grading to be done sooner and they were successful...but I really didn't want to have to go through all that with my neighbours. Any input would be appreciated! |

I've never seen the city come in and make a builder rip it all up. This is my 4th new home, and have been around this for years. I would say you are safe to put it up. The most they will make Mattamy do is fix it with a shovel and wheelbarrow. Have you has people with leaky basements or run off issues? If not, more then likely you are fine. |

Agreed. If you or your neighbours do not have basement drainage issues, constantly running sump pumps, standing water or water logged areas after 48 hours, you should be good to go. Worst case ask the fencers to screw in a portion of your fence. That way should the town or mattamy have to get in, they can have access. We put up ours before the town approved. |

I called the town last year about our grading and they said it had been certified so I could go ahead and put my fence in. This year I went to the town to get a permit to build a deck and they told me I needed a letter from Mattamy because the grading wasn't certified yet! Gotta love dealing with the government! |
