As for as I now, after four houses for last three year. (New one is coming at HV.) All living area in the first and second floor under internal perimeter. No basement. The only difference is the walk-out bsmt. If it is finished by closing date some even most builders will take it in to the count. |

From my experience the answer is a loose "yes". I believe the square footage of one's home is calculated using the dimensions of said home, from the outside of each exterior wall surrounding any finished area. The "reasonable and legally accepted degree of tolerance" in Ontario (and you'll have to excuse me if I'm off as I've had a few cocktails and my memory may not serve) is outlined as 2%. Anyone else? So on 3000sqft you could be off by as much as 60sqft either way and still be within regulation. Keep in mind, OTA (Open To Above) space is included in the total square footage. |

Good topic. I bought my plans from the Town and they clearly indicate the square footage of the main and upstairs floor. It is slightly lower than the advertised square footage on the sales brochure but it is within the 2%. Matt |
