Just wondering ....

We have 2nd floor laundry. No drain in the floor. Wouldn't it be code to have a drain in case of flooding??

No. It's not code, and has been talked about many times here. You would need a basin and drain in order for it to work properly, otherwise the water will just go down your floor duct.

Get better quality washer hoses and turn the water off when you're not using the units.

You have a drain, just not in the floor. Your Washer should have it's hose connected into the drain.

Most builders will offer a floor drain at an additional cost during your first structural upgrade appointment.

If your washer and dryer is on the main floor, it generally wont have a floor drain either.

Why would it be a Spirit? It's not a requirement. Mattamy, Arista, Greenpark and Fieldgate wont do it unless you select that upgrade.

I've got a mattamy town and it has the drain (thank goodness!!!)
Washing machine pump crapped out this weekend, if it weren't for the drain, we would have had one hell of a mess!
Oh and I did not select this as an upgrade

Another rather serious consequence of a first or second floor laundry room flood is that the water can drain into the floor register, down the ducts, and potentially onto the top of the furnace.

Some builders install laundry rooms with a proper floor, a floor drain, and a ceramic curb in front of the equipment. This way, if there is any problems, then the water is contained and drained away without damaging the home.

My Mattamy came with a floor drain and tiles along the floor/wall , no charge.

We had a major flood stemming from our second floor laundry room a year and a half ago causing approx. 75K in damage to our house. Not a good experience.

However, it was not because of the washing machine - it was actually a cheap plastic line that burst from the laundry sink taps where they connect to the water lines underneath the counter.

A week before the flood, a friend toured our house and made the ironic comment 'no floor drain in your 2nd floor laundry?'

As unfortunate as it was, it got me thinking why this wouldn't be code. Well, in our case, it was the laundry sink tap, so really, this could have happened in any of the upstairs or main floor bathrooms with the same result. If it was code to have a drain in 2nd floor laundry rooms, then you would probably require a drain in all rooms with plumbing -- at least all 2nd floor laundry rooms and bathrooms.

Glad to hear they seem to be installing them now as a standard feature - obviously it was an upgrade to the folks who originally built our home. One I would gladly have paid for but unfortunately they cheaped out on.

In our house on Yates we had a situation with the exit pipe from the washer popping out and spilling water all over. It ended up going through the floor to the celiling downstairs. We caught it in enough time so there wasnt any major damage...just water stains and we had them painted over.

That would be my suggestion is to make sure that pipe is secured in place and cant come out while the washers rinse cycle is on. Other than that we had no problems.

From about phase 15, mattamy started putting drains regardless of you having a spirit or not. When we asked for a drain back in our time it was not an option, the design center lady said...wait for it...

'don't worry, you have an air vent and it will just flow down to the basement by the furnace if you have a leak' :shock:

Our top floor laundry room does have a drain but I don't think the grading of the floor is correct to prevent the water from running out of the laundry room. Does anyone know of a product/method to add a lip to the front of the tile floor (and maybe all around the edge) to contain a flood and force it into the drain?
