Only disturbing if the fundamental value of a average Milton
house is highter then todays market average.

Then the price is "correcting" itself by rising to reflect the true fundamental value
of Milton houses.

Otherwise its just a speculative bubble that higher US interest rates,a crisis in the U.A.E.'s could stop
things.

Since the thread's already outdated
it might be

"When will housing prices in a town with little infrastructure,prices fuelled by easy money due to low interest rates,easy mortgage rules,UAE oil
money,decline 10% as predicted?"

Obviously anyone holding one of those houses or a realtor doesn't want to hear about the Tulip Bubble of the 17th century or the 1929 Stock Market Crash.

Well iver the last two years
-one family I know sold their Mattamy home ,
locking in the capital gain,and bought a older
Milton home in a older part of the town
-another one sold her Milton home and bought
in Mississauga,closer to her job in Mississauga
-a third one is renting a Milton basement,but has
stated if she can get a job transfer to Guelph
she's leaving Milton and buying in one
of the new subdivisions openning in Guelph

So location of jobs seems rather important in these housing issues

Definitely a bit cheaper but still increasing like everything else. Speak with a local real estate agent to get skinny on everything that's going on (Fredhelps.com is my goto hands down).

You probably also would want to check the
staff reports located in Town of Milton website
and flood plain areas.

Eg 41 Main E ( the boarded up house that used to sit
opposite the Credit Union on Main Street

-it was out of the flood plain
-up till 1994 or so you could build up to a four
story building on the lot
-30% footprint
-the main restriction was parking,theres a balancing act between the size of the
building and the required parking spaces for it
in 2010 staff did a report saying they wanted employment zones on Main St
with the building's main length facing the street to draw in pedestrians along Main
our architect in 1989 had suggested a tiered terraced building of 3 stories
too big a building meant in (1989) you had to worry about
loading ramps,elevators and other costly building code stuff
These days you can go up to four stories again

41 Main had been a historic building ( 1861) but because those greenish outside siding slates had asbestos in them,Town
didn't want that toxic boarded up ruin ( shifting on its fieldstone foundation)
gracing Main anymore

Around 2010 there'd been a engineering report dealing with a Victoria St outbuilding that suggested that Mill might end up
as a one way road as the area develops beyond
heritage houses and goes up as a employment zone

Nope.

Back in 2011 a real estate agent had suggested we list the lot for $440K and if the market didn't like that
the real estate agent suggested lowering the asking price to $340K

In the end a real estate agent suggested listing it for $650K in 2013 and by 2015 the real estate agent was suggesting it
was worth $700k

It the end the lot went for $550K

Shows of what use real estate agents are!
