| Post subject: | Milton Lot Size's |
I am new to home ownership and have a very naive/stupid question. Why are lot sizes the way there are in Milton? When I was looking for homes in the GTA it seemed Milton had among the smallest lot sizes. I know it is in the best interest of the builders to pile as many houses as they can into a given area. I also know Milton is trying to increase population density. But is it the town or the builders who have control of this? If it is the town is there a reason beyond population density as it seems there would be better ways to accomplish this goal. I apologize if this has been discussed else whbefore, I did not find anything via a search. |

It's solely the builder. If they can pack them in, they will. I've heard rumours that Mattamy takes a parcel of land, put's the lot dimensions etc into a computer program and the optimum number of lots is spit out. Whatever they're doing, it seems to be working for them... Cliff |

'Tis what it is... Some builders gave a bit more, depends on the builder. My Sundial home has a 36' lot with a 2500 sq ft house on it, I've got about 30 ft to from my house to my fence line... From what I understand, some of the Mattamy's are lucky if they have 20 ft... |

Whatever they're doing, it seems to be working for them... Cliff It's my understanding that the town has to approve the builder's plans. You can't blame only the builder. Probably the same town planner that didn't think we need right turn lanes that approved these lot sizes. |

And with Milton in Mattamy's back pocket - how often do you think Mattamy's plans don't get approved? |

Correct, minimum is 23 feet (7m), and very similar to many suburb municipalities (it is not just Milton). Builders in the past 5-7 years have gone to this format, selling the whole "wide-lot" angle (which just means shallow in depth). It's not just in Milton - check lot depths in newer areas of Mississagua, Brampton, Maple, Richmond hill, Markham, etc... many builders are going the route of 80-90ft lot depths on the majority of homes (even 700k places in a high end Thornhill neighbourhood) Blame us, the buyers, who keep buying them too It's an industry trend, (think of these lots like the sidesplits of the 2005-2015 era), where government policies are matching builder plans, and we the people keep buying them up. Gone on the days where everybody gets 65x200 - we don't keep chickens and rabbits and a huge garden like by grandmother did anyway Back to your question, it's not just Milton, and it's not just Mattamy - it's almost everywhere that you find newer development. Not EVERY builder, but enough that some rare ones can claim they offer fantastic "Traditional" deep lots of 100' or more (even though you still only get a 30' backyard since the layout of your house is long and narrow) |
