What type of grass do we all have? Builder installed, special mattamy? Is it Kentucky blue grass?

You can also overseed with RTF Watersaver. It's got a deeper root system, is self repairing, and requires about 30% less water. We've started using it on our lawn for patching and it matches well with existing Kentucy Bluegrass.

IMO you should just buy a quality brand grass seed. It will include a small amount of an "annual" seed. These "annual" grasses do not survive the winter but they germinate first and provide a good base and shelter for the perennial seeds to grow.
