Post subject:  Land Taxes

I know this topic has been discussed extensively in other posts, but i couldn't find a clear answer to my question.

I received a land only tax bill in the mail this week. It states it is for the year 2006. I moved in in February 2006. Am i responsible for the total bill, or does mattamy pay for two months of this bill? I remember my lawyer telling me something about this when we closed but i honestly can't remember what she told me. Was there a closing cost that had to to do with land taxes and mattamy is therefore suppose to pay this? Any info would be great...

This would have been taken care of on your closing costs.

Mattamy would have told your lawyer how much they paid for the year, then the amount of time that Mattamy had the house to closing is deducted from that amount, and the remaining is added to your closing costs.

Check your statement that you received from your lawyer. There should be a line or two in there about property tax transfers.

If you have your mortgage set up so that the bank pays the taxes on your behalf, contact them immediately and have them take care of it. They will usually ask you to provide the Roll number and fax in the bill.

just want to clarify one thing though, this bill says it is for 2006. if we closed in feb 2006 would mattamy have paid all of 2006 of which we would have been charged 10 months in our closing costs?

They may have paid for the year and then were refunded for the last 10 months.
Best bet is to call the city and see what they say. They should be able to give you very accurate $ figures. The people at the town of Milton are very easy to talk to and very accomodating.
