Post subject:  Country Homes - new release

I wanted to pick the brain of some of the smart folks on this forum :). If you were to buy a semi detached house on the below map (the ones in pink along Street A) would you like to back onto a school (right hand side) or back on to detached big lot home (blue ones) on the left hand side.

I am thinking backing onto the school would be the best but what about the noise factor, lights from the soccer field (possibility?) They seem to show some trails behind but builders are known to exaggerate.

Any suggestions, ideas about which pink lot would be the best? Give your thoughts on the blue (detached) also as the Mrs. may want to move herself :).

If anyone has any inside info. on the layout of the school then feel free to share :)

I'd back onto the school for sure. School is out and empty by 4pm at the latest and I don't think you'd be getting lights on the soccer field. The other side you risk a shitty neighbour or two from the bigger houses. Just my .02 cents.

Perfect, that's what I'm thinking but I have a feeling the sidewalk might be on the school side homes but I think the benefits of backing onto the school is still worth it

We were beside a soccer field in our old house and though the street parking sucked when there was a game on. the quiet when nothing was going on, was fantastic.

I hate sidewalks so that could alter how I'd feel about backing onto a field, but thats your choice.

LOL.......investment man, just came back after ever two hour roll call and the word on the street is that semi (1400 sq ft) is going to be for $370k which is way over my budget but let's see what kind of price list they release in the morning...:)

There is a line up outside and you have to be there every two hour to maintain your spot. $370 kinda threw us off a bit but as u said there is a 700 sq ft basement ;)

As much as I love kids (especially one's that are not my own) I don't really care to hear large groups of kids playing, screaming, ect from my backyard or from inside my house through the back windows ... I'd go for the house that has a backyard thats facing the back of another house (IMO)

For investment. It seems steep..........I'm just going on mls to see what's the range for the re-sale in the neighbourhood. Been tired of looking at shacks around McMaster :).

Who knows I might not even be able to wake up for the next roll call :)

Yep that's what I heard. Just looked through mls and $370k seems steep for 1400 sq ft

$385k for a 1600 sq ft semi and $510k for a 2600 sq ft detached on a 36 ft wide lot.
