Post subject:  New Mattamy Oakville Release

Just drove by the sales office in Oakville and there's already a line up (50 people) for this Sat release of "The Preserve" in Oakville.
The prices are online and man it's crazy expensive but it does come with a lot of upgrades like hardwood floor on the first floor, 9' ceiling, upgraded kitchen and etc....

I'm curious...if someone is buying from the builder, can they choose (for example) to have bigger windows or is this not an option because the homes are not custom built?

me too. i bought in phase 7 in milton over a month (i think) after they released the phase and there were still a lot of places to buy.

Mattamy will not allow it unless it's part of their architectural upgrade option.

Sometimes, depends on what the changes do structurally and if new approvals would be needed from the city, etc. If not, you just pay for bigger windows... Assuming they have an option. Mattamy is more rigid then other builders. Most will price it out for you if they don't have it...

^^^ the website shows the site being at 3rd line and Dundas area - I'd hardly call that Milton

Comparatively, I don't think it's that much different then Milton. Homes in my area are in the upper $5's lower $6's. The same size at the Oakville location is low to mid $6's, which for Oakville isn't that much of a premium.

Many Oakville people would call it North Oakville. If you actually look at resale homes in the area, they are better deals than what you find IN Milton. These prices are pretty sky high.

The line-ups are all about the premium lots I would guess. Once those are sold, it will get real quiet.

Oh goody, 600K for a 34' lot, just what I always hoped to pay! Seriously, where do average people get the money for this (I say average, since a 34' lot is nothing to get excited about)? I guess many people will just take the absolute maximum amount of money the bank will loan them, whether or not they can really afford it. Maybe a lot have parents who helped them out a lot with the down payment on their first home? I just don't see how on an average wage people can afford this. Also that release mentions "rear lane homes", since when do we have rear lanes homes in Ontario? I don't think I've ever seen rear lane homes in a modern development in Ontario. Please enlighten me if I am simply ignorant on this issue.
