If you do not have to pay land transfer tax for first time home buyer, budget 8k.

for our albion bay purchase (46' lot ~2100 sqft) here were our final numbers for closing costs:
    Lawyer fees $1,051.00
    land transfer tax $4,117.62 (you will pay less if it is your first house purchased)
    Hydro hook up $415.16
    water hook up $401.25
    trees $374.50
    Ontario New Home Warrenty Fee $684.00
    paving $535.00
    ------------
    $7,578.53

Our Main St. Town came to right around $4,800.00. We saved $2,000. on the land transfer tax as first time home buyers.

what you live in has nothing to do with it, it is the assesed value or in this case the purchase price of your home, semi, detatched, link whatever

the only one of those numbers that will come down depending on the size / value of your home is the land transfer tax. it's based on the value and, like woodclan mentioned, if it's your first home you will get $2000 off.

the paving should be less for a single driveway too.. but i'm not sure if it's half or not.

Location: I live in Hawthorne Village and sleep in Mississauga!
rule of thumb is to budget 2% of the home cost towards closing. That should give some room for last minute expenses and curtains :lol: .

When we just bought they mentioned that with phase 2 escarpment the paving is included, if you check the sheet that lists all the things that come with it (the one that breaks it up by room) it should say on there if that's the case.
