It was on 1010AM this morning. Milton's Joe sold his house on Kijiji within fifteen minutes. With actual buyer at the door in fifteen minutes. Sold over asking price. Instead of 925K, something like 985K. Now Joe is moving out not to Napanee, but somewhere at Niagara.

I think, buyer of Joe's house was REA. Who knew what Joe's house is worth of 1.2 million. :lol:

Oh I like this :?

I have a nice big lot in town with a pool. When I sell my home, it will be on a hot summer day. I will cut the grass, make the gardens look pretty, throw some sparkles in the pool, place an ad on kijiji, and pass out soft boxing gloves to all the buyers when they arrive to fight over my home. :roll:

one realtor told me.. market is slowing down (best time to buy)... they are getting only 2-3 offers compared to 5... and one of the house sold last week @ asking price..

I also hear the same story, used to get 10-12 offers and now only 2-3 showing up with offers.

Mattamy Oakville Towns, tickets issued on Tuesday did not fill up entirely for them to close the line.

Looks like turn of events that partly says what is the current state of the market.

to add spice to the current state of the market compared to a month ago, today for the first time with any new releases in the recent past, Mattamy sent an e-mail blast saying

"Registration Continues Today......"

1st e-mail blast two days ago did not mention any incentives and today's e-mail blast had the following incentives:

• $7,500 In Design Studio Credits
• 9' Main Floor Ceilings
• Main Floor Hardwood
• Oak Stairs
• Granite Kitchen Countertop With Undermount Sink
• Air Conditioner
• 3 Stainless Steel Appliances (Fridge/Stove/Dishwasher)


With deposits at $225k-250k, wonder where this speculative activity will end up.

Now Remington homes in Preserve has changed the method of release.

Three weeks ago you have to select the home you want to purchase and enter into a draw and then it was lottery to select the home buyer for that home, now the e-mail blast says that selected homes are available for sale. It appears not all the lots were sold.

The price tab was $1.25mn for single homes and same price now, but no lottery system.

This was somewhat surprising that this could happen to Oakville.

Mattamy's deposit structure is too high in Oakville. Most people won't be able to come up with 250 K without selling their current house. On top of that, that 250 K has to be paid within the first 270 days. The house may not even be built by then.
