Does anyone know the closing dates for the homes released this past Saturnay as well as the expected time of release of the 43’ lots?

to discuss about being cheaper, back in 2014 when I wanted to purchase in Milton and looked at same units built by the builder in Brampton, the price was about $50000-$75000 less in Brampton. But now, it is reverse and never imagined Brampton will be higher than Milton.
So it is yes for Milton to be comparatively less expensive as compared with Brampton wave.

Most of the houses will be closed in between March -- May 2020.

When I first looked at Milton it was farmland lol
It seemed to take "forever" to drive out here and noone knew where the town even was on a map (be amazed how many people get Milton/Malton mixed up)

It is kind of surprising with such massive growth the prices have stayed so low
Must be the result of our deline

Mattamy is ONLY responsible for low price. They bought the land for peanuts long time ago. They have a multi year plan to build houses every year. However, did not expect the current release, they will come with this price range. The moment, new houses getting build stops, prices with eventually catch up.

Take a look at Brampton, it had not budged much in terms of prices.

Carl, it is all about supply and demand. Mattamy (or any builder)may have a price range in mind with a release, however, if the demand is there, the price will go up. We have seen this time and time again. I remember reading a few years ago here that the price for a lot went up something like $30K in less than a week. As long as people continue to line up, prices will remain where they are today.

Heard some bulls**t go down in Brampton today. Supposedly a family with their friends made a list on Wednesday of people for the houses at 5PM. Did a roll call at 2pm Thursday and scratched those that were no shows (like people don’t work). Then Friday night a separate line started. Come Saturday morning Mattamy took the Wednesday list. 350 people for 90 houses, 2 altercations, cops for a fun day from what I heard from friends.

well there is no shortage of demand. All points to good for an early spring for the real estate market.

Now prices in Brampton vs Milton is back to how it was in 2014.

There is an automatic reflexive instinct to buy into realty in this society, it is not at all difficult to create demand. The only barrier has been the fear in buyers of the safety of real estate as an investment, and to sell the idea that there is no better investment than real estate. The wizardry of the real estate industry to restore confidence, especially in markets like this, is apparent and very impressive. Forget a week, back in 2008 it was going up 30K in a day

People would line up outside, builders let 10 people in at a time, once a certain number of lots were sold, the price would increase and new price lists would be printed out

You can ALWAYS tell which builders are playing this game as they say price lists are not being handed out or sales people are controlling the actual price lists



This game continues with many builders to maximize how much you spend on your decor appointment
