If when you close, your SOD has partially or fully died, has excessive weeds in it, or looks like it's been not taken care of. Put it on your PDI list, or even your 30 day list.

When Mattamy installs SOD before closing, they're supposed to also water/take-care of it. Sometimes they do. Sometimes they don't.

We've had neighbours that have had their sod replaced by Mattamy due to it having previously been placed down before closing, and it was not properly maintained

They used to, but the problem was that sprinklers were never returned as the workers just dumped it on anybody's lot when they were done. I guess when people complained about this they stopped sprinkling all together...
