For anyone (like me!) looking to buy in HVE phase 4, check out the meeting agenda from the Sept 17 administration and planning meeting. There are draft plans and numbers for the types and locations of future homes and future schools in Staff Report PD-068-07 on page 3. http://www.milton.ca/template.php?selectID=48 |

Hi smilie liz Just to let you know Mattamy withdrew the Phase 4 application and bylaw that was supposed to be approved at the September 24th Council meeting with no reason given. Much to the surprise of councillors who were ready to debate the committee approval (see last weeks Champion) and other issues such as roads and the impact on area schools and the hospital. The approval was only for draft plan approval as the Region has no water or waste water capacity available yet for this development until a pumping station is finished and a water resovoir is approved. Colin Best Local & regional councillor Wards 2 & 4. |

I stopped by the Arista site last week and the receptionist said they (Arista, Greenpark & Fieldgate) will not be releasing the new phase until January 08. They are sold out currently as well. |

Hi everyone Talked with Mattamy officials today regarding Phase 4 also known as Mattamy-Biason 2-4 which you can find details of from the Planning & Administration Committee meeting dated September 17th at milton.ca under report PD-068-07. Mattamy has the water and waste water servicing allocation needed as indicated in the report and will have the application back to Council for final approval in the next few weeks. bump, has anyone heard of anything new yet? Whenever I call its the same scenario...."in a few weeks" is there anything more concrete I can go on or is it truely all up in the air at this point? |

They've done this even back in 2004 when we were waiting for phase 12 old HV, it was "soon" or "next month" or "in a few weeks" etc but that would drag on and on. Basically, realistically, it's who the heck knows. When a sales person says soon or in a few weeks, take it with a big grain of salt. Wait until they give an exact date/time, and even then, cross-your-fingers until that day comes that it doesn't get post-poned at the last second. Only thing you can do is keep on calling every week.
is there anything more concrete I can go on or is it truely all up in the air at this point? |

We were told 2 weeks ago 'in 4-6 weeks'. And then someone said November a few days ago. Fingers crossed, lol. |

Sounds like they want to maximize profit here....reducing the lots sizes by two/three feet means more houses can be put on one street....I'm sad to hear that as I'd like to see a builder put less houses on a street....maybe I'm wrong here, does the town or anyone else have anything to do with lot size reduction or is it Mattamy just trying to stick more houses on smaller lots to make more money? |

There is a market of course, but it's covered by other builders already.
you can't get much anymore in Mississauga for new construction under $500k. For the equivalent 46 size lot in Mississauga one will be looking to spend well into the into 600k. |

I would hope at the very least they would pass out the new designs for those in line b/c at this point I think we've scoured the available designs and had our possibilities in mind for months (we couldnt get into Phase 3 in time). In the past...sometimes they've given about a day advance notice on the new designs before they go up for sale. If you're lucky you'll get more. Ask Mattamy though. They may be able to tell you, or they may just say they don't know yet.
We're really excited at the idea of having new designs to choose from, but we want to be sure we're not rushed in making that decision because from what I have heard is that you have to make a decision on what house/floorplan options, and lot you're interested in fairly quickly. I'm surprised they haven't posted anything in their 'News & Views' Section. But yes, in previous phases there's been situation where you see the new floor designs like the day before they go up for sale, so not that much time to make a decision if you're really interested in a particular lot. |
