I got the Energy Star package for my home a week or so after closing. I sent in the letter from Resources Canada with the forms etc. I then received a letter back saying I was not eligable because i was not registered form CMHC insurance. I then had to go to the bank with my mortgage to double check that I had CMHC insurance and they gave me my a/c # for it. WHen I called back CHMC it was not under my address but my lot #. They also said that my broker had not registered an energy star house with them so they had charged me too much insurance! Therefore I got back the 10% of the premium but I also got back an extra $1,700. that they overcharged on my mortgage! Took a while but it got worked out. Truthfully I do not know if it was my mortgage brokers fault it was not registered as green star or if I never said anything because I did not know it would make a difference here. I don't know how I would not say anything since it was our first house and I was so excited and I was asking questions about everything! |

zhamid wrote: What's CHMC insurance rebate? CMHC’s Mortgage Insurance covers your lender’s risk of a financial loss that can occur if you default on your mortgage. Typically lenders will require mortgage insurance if your down payment is less than 20% of the purchase price of the home (or something around that).
A 10% CMHC mortgage loan insurance premium refund (or rebate, same thing I guess) may be available when you use CMHC to purchase an energy-efficient home. If you don't know what CHMC is, it probably means you didn't have to pay for this extra mortgage insurance because you had a large enough downpayment made so the bank didn't require this. |

I just got my Energy Star package about 2 wks ago and we moved in at the beginning of May - I just got a letter back from CMHC today saying that I wasnt registered under the CMHC - so I called and they told me to call the bank & get the number (which I actually found on my Mtg Commitment-so didnt bother calling the bank) - Called CMHC back w/ my number - I work at a law firm & already knew that my mtg was CMHC insured - anyways -- they said I should get a cheque in the mail in about 2 wks!! but to answer your question - it took about 3.5 mnths for me to get the energy efficient package from the builder-- I think that a lot of ppl dont even know about the 10% rebate or dont understand -- I am soo happy that I am a little more knowledgeable about closings -since I work @ a lawfirm and work for a real estate lawyer - dont know what the heck I would do if I didnt work there - I wouldnt understand half the stuff I know!! |
