Our year end is nearly up so I brought in a good friend of mine that is a home inspector.

We have a large step crack on the side of our house, which is typical with house settling, but needs to be fixed.
We have one major crack in our foundation that has caused water leackage .
There is another crack that we actually found mold behind the insulation.
(The insulation from ceiling to floor in the basement is a good idea in one way but how are you to see anything behind it unless you start tearing it down??)
Three of our windows on the upper level have warped to the point where they cannot close properly. (Loss of heat/ac).
We have 2 faulty breakers...apparantly buzzing noises are bad.
And lastly because there is a bedroom above the garage...the outlets in the garage have to be fire proofed? or something like that.

I understand these things happen with new houses...so all I have to say is I am so happy I got a professional eye to look over our house. We would have probably missed all these things.

Anyhow...If anyone is looking for a good Home Inspector...here is his info. He is very reasonable.
