Hello everyone,

We just bought Lot 354-3 on Mcferran, Closing April 12, 2012. Looking forward to meeting everyone.

Just an FYI to those who bought HVOTP P3 at the beginning of Aug - if you go to the design centre during open house hours and you plan on staying for 1/2 - 1 hr they will make up your upgrade book with pricing. Dan - I know you've been hunting around for pricing - just check out the design centre. We got ours today. They are really cheaping out on things. We bought a mattamy 3 1/2 hrs ago and things they offered as standard are now upgrades. Good luck!

Thanks that is great to know (not the cheaping out part of course), the wife and I might go there next weekend to explore.

I would recommend this to anyone that is in this phase as they would honor the pricing if they happen to increase it later.

Thanks for the tip again.

Looks like they raised the price by a little bit more again!

Does anyone happen to know which side of the street on Lear Gate the sidewalk will be on?

We bought 34', Plan 4C on lot 41, walkout basement on Ruhl drive. I already live in Plan 4B (discontinued last year). I simply love plan4 layout.

BTW, if anybody is on Ruhl close to Farmstead, the sidewalk is on North side of Ruhl. I got confirmation from Town of Milton y'day. No side walk on my side 8)

Just got confirmation from the town that the sidewalk is on the south side of Tyrone. Sidewalk for us :( Does anyone know if you can fit a car parked parallel to the road on the bottom of your driveway (we have a plan 12).

We were just told as well that Lear Gate will have the sidewalk on the south side and we have plan 13 (same garage as you) I am so dissapointed. I am not sure if you can park a car parallel on the bottom though. It seems as though most of the side walks are on the south sides of the street, brutal :(

I have a woodlily C with a sidewalk. Yes, you can park your car parallel on the bottom of the side walk. In fact I can park 3 cars. the small driveway my sister can park her yaris hatch back. As long as all 4 wheels are on the drive way, it can over hang onto the side walk.

Hey We just purchased lot 141 Plan 13 ... we close early may of 2012 ..... crazy quick......We had to pay a steep premium for the pie shaped lot but really want the bigger yard

Congrats .. that's a very nice Lot We also wanted a bigger backyard and would have paid the premium, unfortunately by the time we got to our appointment on Sat at 6, all the good Lots were gone.

I found that even though the 50' and 43' lots had the higher premiums, that the smaller lots actually had a better aspect and size at a much smaller premium ... I guess its just the way they cut the roads.

Before our Appt, we researched what 36' Lots we wanted from the Mattamy's websites Sitemap. During our Appt we noticed they made Gosfor Cresent available which backed on to the Channel. On the sitemap it just said Future Mattamy Residential. I wish we would have know these were available prior to our appt. Would have helped us make our decision a little easier.

We couldn't decide in such a short period of time, was backing onto the Channel worth $40K more ?

I had no idea they released those lots during this round of appointments. Do you know if they released the lots on the north side of Leiterman Drive as well as my lot on Syndenham Lane partially backs onto a few of those homes and it would be nice to know if I am getting neighbors sooner or later. Thanks.

Congratulations on the purchase.

Seems like Mattamy has opened the phase for general public starting from today morning....When I visited the Mattamy Sales Office couple days ago, there were many 34' lots unsold. Infact, only one 34' lot was sold on Farmstead. Almost all 36' lots were gone though. It remains to be seen how is the response from general public. I would say that Mattamy may offer some incentives for 34' lots.
