I think the low cost is due to lower builder grade materials (lower quality). Also, I think they got rid of some of the standard items (i.e. soaker tub). Just my gut, no actual facts to confirm.

I heard rumours they were going to be factory built from some of the trades/building crew near my site. Again, not 100% sure

It's hard to say what their pricing strategy is. They could come in with a lower base price, but then try to make their profits on increased pricing for the upgrades. You would never know until people who have bought start having their design appts. Either you buy and take the plunge or wait and see.

If there are struggling for sales, I would honestly tell the only condition to buy is to disclose the upgrade pricings first (they know,just do not want to tell you to discourage you from buying).

My BF and I just purchased a Spirit home (Plan 4, 36' lot). The closing dates depend on what property you purchased. When we bought a few weeks ago the closing dates ranged from January 2010 - May 2010. The best thing would be to go into the sales office to see what lots they have left. The site is located in the Derry and Tremaine area, right in the area where the Stelumar Building is. It is unknown whether or not the homes will be factory built or built on site. We asked at the Sales Office and they told us that they did not know as of yet.

As for the upgrades, Zee-shan is right. You do end up paying for a lot of the upgrades that are included in the other phases like ensuites and Energy Star. We did also notice that the floor plan layouts are very simple. Another thing we found when comparing layouts is that the double car garage takes up a lot of the space on the main floor. Although the square footage seems large, a lot of the space is on the second floor. If you go to the sales centre, they will provide you with the structural upgrade prices but we won't get the decor centre upgrades for a while.

The houses seem inexpensive if you stick to the basic floor plan and minimal or no upgrades. We have only completed the structural upgrades and we are already at an additional $17,000. This scares me because we haven't even gone to the decor centre yet.

I dont know if the product they are using is lower grade, everything I've been told has lead me to believe it's the same product, just the homes are simplified. No included upgrades, straighter walls, square type rooms.

Like Shawna we have also added a few structural and are already up 11k on what the price was. But even with that, we are still below the price of a regular 34'. I'm sure the design centre is going to be pricey, but even with that, the basics that you get are decent so if you dont upgrade it's not a huge thing.

My husband and I are also seriously considering the plan 4 on a 36ft lot. I also wondered about the bath tub and shower etc. I figured they were upgrades we would have to pay for. Do any of you happen to know the average price of appliances?

Hi Gen,

My BF and I purchased plan 4 on a 36' lot and we are very excited about it! The bathtub and shower are upgrades that you have to pay for if you want them seperate. I believe that we paid about $2000--$3000(can't remember exactly) to have the bathroom upgraded to the "bath oasis" package. If you do this upgrade it does take away about 2' from bedroom 3.

We have also started looking at appliances. They can range quite a bit depending on what brand/models you want to go with. We have budgeted $5000 for all our appliances (Fride, Stove, Dishwasher, Above the range microwave and Washer/Dryer) and this includes all energy star/stainless steel. I have noticed that a lot of retailers are lowering the prices of appliances now.

Have you been to the sales center? I am curious as to how many streets they have opened up and how many lots are left?

Apparently, they will be opening up some lots soon and they are not even sure which plans will fit on those lots. Will have to keep calling. Thanks for the info though.

We started with $5000 budget as well, but at the end the bill came out to around $9k. It includes taxes, and warranty (which people usually don't think when budgetting for appliances). We bought appliances, all stainless steel, except washer/dryer, which were standard white colored. We didn't buy anything extravaganza, like our washer/dryer were from Whirlpool, OTR Microwave is Panasonic, Gas Stove range is GE, Fridge is LG and Dishwasher is KitchenAid.

One thing to keep in mind is when you are looking at the Fridge, make sure it will fit in given dimensions (not worried about height and width), I am specifically talking about the depth. When we initially bought our fridge, it was not counter depth, and when the fridge came in, it was sticking out like crazy, so we had to send it back to the warehouse and buy a counter depth fridge (which costed us extra $600 for a lesser fridge - 26 cuFt va 21 cuFt).

Wow! I am surpised they are sold out already. I am sure they will open up more lots soon as they seem to be selling pretty fast. Good Luck!

I didn't know they could sell out of a plan when you get to pick your lot and such? I know that most 36' lots were sold out though, except the one beside us, unless it's been sold since I was in there last. There were a few 34's last time I was in - interesting to know though.

Did Mattamy thrown in any extras for you apart from the $3k of the purchase price/3k in upgrades?

Did your lawyer make any changes to the contract?

We close in April as well, welcome to the hood :D which lot are you?

Nope no other extras but the 3k offer.

And my lawyer made 2 changes, something to do with closing costs and city taxes or something along those lines. Nothing major and standard changes

Yes, it seems like a lot. I guess Mattamy needed a quick fix for money and this was the way to gurantee it.

When we were looking at Mattamy prior to the Spirit phase the deposits were either $20,000 or $25,000 depending on the house. Although not a huge difference sometimes it is hard coming up with an extra $5,000 or $10,000 for the deposit.
