Hello to all!
My Fiance (Allison) and I just purchased the Amesbury in phase 15. This will be our first home, and are definately looking forward to it.
This is my first post on here, but it looks as though we will have some nice neighbours.
We are getting married Next May, and moving in next August, so we have a lot of exciting things going on.
Well, I gotta run, but I'll make sure I visit these boards often.

We put our first deposit down on the 16th. I went out to the office on Saturday to give the final three cheques, and we have a neighbour, someone has purchased 240-3. While we were out there, we drove out to the lot, and we have a road! It leads into a dirt field, but we have a road!!

I believe you don't have to give them all up front, but it just saves a lot of hassle. We only live 10 minutes away on Winston Churchill right now so it's not a big deal, but we did it so we wouldn't need to think about it again until we get the call from the design centre. BTW we went to the design centre and requested them to mail a copy of our upgrade prices, so we can budget for the wedding. We weren't supposed to get the list until like January when we have our initial design visit. So getting it sooner will be a great plus so we can save and plan. Might be an idea to head down there and see if you can get them to send one off to you early as well.

The only things we are for sure going to get are the optional garage door, and air conditioning. Once we get the price list, we can compare how much air conditioning will be from sears etc.. If you guys are looking to get A/C as well, maybe we can see if we can get a deal on two from sears. :D Hey if there is anyone else thinking of getting it as well, and are closing beginning of August 2007, maybe a group deal :lol:

Everything is pretty much cheaper after the fact rather then through mattamy, however you can add upgrades on to your mortgage if you do them through them...
They only one that I have been told to do, by a contractor is the hardwood on the stairs, much more cost efficient to do while building ( almost double afterwards!)
I'm in for the AIR! we close in JULY, but I’m sure we can still all get a group rate.

We bought Amesbury lot 237-3. Bolton at the time was sold out. Hopefully lots of kids around we have 2. 8yr old girl and 3 yr old boy. Closing June 2007.

Hi Tnayfeh, we purchased lot 241-3 (Emery) for my wife's parents, they currently live in Hamilton but we/they wanted to move closer to us. At least that's the current plan.

We liked the Emery because of it's walk-in-closet off the master bedroom, and it also has the ensuite. Plus the whole open-area-look on the main floor with breakfest bar.

We live in phase 12, on winter cres which is on the other side of Thompson, just moved in last year. So as they start to build our townhouse on Johnson we'll have the advantage of being close by so we can visit often and watch the progress :wink:

I was all upset because I thought we had to bring the lawn mower thru the house to cut the grass in the front and in the back, and then someone told me that usually people have little understandings, you do the front I'll do the back ...

You might want to talk to the sales office but on townhouses I believe that the backyards have some type of right-of-way easement so neighbours can walk with their lawnmores through other neighbours backyards to get to theirs. If you put up a fence between the sides of the backyard, you have to have a small gate so people could move their lawnmowers through. At least that's how Nick at the sales office explained it to me.

But...that idea someone told you makes good sense to me. i.e. one neighbour does both fronts, other neighbour does both backs. That way you're not constantly lugging the lawnmower all the way around the townhouse block each time, or though your house to get to the other side.

I think on Johnson they're almost all gone. When we went last week there were only a couple left. We took the last emery that was left in the phase. There were a couple of the Hillsview End's left, which were nice cause they have the upstairs laundry room, but the price jump was too much.

Now we're just watching our deposit checks leech our bank account each month :wink: and waiting for next year for things to start happening. I haven't been to the design center in a looong time. Anyone know which kitchen cabinets are for this phase? Aya? Canac? I haven't been keeping track. We're going to visit the design center sometime with my wife's parents this month.

WOW!!.....I haven't been on in a few days, and we have all sorts of neighbours! When fences do go up, there does have to be a gate on either side of your back yard for people to pass through, and in case of a fire so you your not stuck in your back yard!
I'm glad we are going to have a back fence already in place when we move in, A little more privacy from the rear neigbours.
Quick question, if your putting in Air Conditioning, where in the back is the unit going to go....beside the patio door, or under the living room window??
Need to try and find a quiet one!

I don't know the answer to where Mattamy places but if you purchase your AC unit through mattamy as an upgrade, they have a defined location/place they put it. You'd have to ask them at the design center where it would go.

But, if you don't get the A/C unit through mattamy, and instead get it on your own after you move in, you generally have a lot more freedom on where you want to put it. As long as it's not too far from the furnace, the A/C companies will usually put it where you want. Sometimes they might charge a few bucks (not much) extra if you place it too far away from the furnace.

I'm thinking most people would want it far way from the patio door, that way it won't be in the way if you build a small deck or something in the future.

We just bought on Johnson Heights also - but our closing is not till Oct 3rd :(

We went with the Linwell model.

We are @ lot 239-3. I guess we're one block over from you.

There is definitely a good side to everything, however i think its just the inital excitement of it all that wants us to get the place sooner.
