This is Mattamy Plan 6 model, located on quiet crescent, meters from the park and easy walk to Milton Sports Centre.

Wow!!! $529,900

This makes me think that my plan 6 on a small quiet crescent is closer to $600,000 when you factor in the appliances, AC, upgrades and park across the street.

This housing bubble will burst. :?

Yeah I know what you mean leaf! Crazy how overpriced houses are. Though I mentioned this in another thread and got my hand slapped for saying so! lol

Someone selling Plan 4D 34' lot on Farmstead drive for $510,000.. Her reasoning.. a house sold down the road for 485K, and this house has fireplace + hardwood..

A siding version of that house just sold on my street for the same price. All brick that house seems underpriced. It will sell in less than 3 weeks guaranteed.

(edit: just read its minmaxx... let the bidding war begin)

If she gets $510 for her Plan 4, I'm putting mine up for sale immediately! lol Based on her reasoning, I guess I could ask $540-550! haha

There is no way she is going to get $530 for a plan 4. There are a few of them on mls around the $485 mark (which is probably correct to the market right now). There is absolutely nothing in that plan 4 to warrant any more than what is listed right now.

As I said in my previous post, if that sells for anything close to $530 (or even $500 for that matter), I'm selling mine for $550+ lol (many more upgrades vs hers).

Loads of bollocks I tell you.

We have the chef's kitchen which opens this plan up considerably.
