Where are the owners of Tothburgs, Montgomerys, Westmorelands moving to after selling their homes? What is the next step for such people (assmuning they are not downsizing)? I don't see too any communities of 1-1.5MM homes around. Are these people buying land and making their own homes? Any insight would be great! |

Some are moving to rural lots, custom homes etc, sure. Many are moving to different, more expensive cities (Oakville, Burlington, Mississauga, Toronto) and shortening their commutes. Not everyone is upgrading though. Others are downsizing now that the kids are gone or because of financing trouble. There's really hundreds of different options and none are really more common then the others. |

Good point... The ones in a decent financial position are moving to places with slightly bigger lots. ("back to Mississauga" for many) I know of one that was a divorce situation - anything's possible. |

Not an agent here but my old neighbour was in a Westmorland and moved to Bigger house/lot in Brampton. It's officially Brampton but sits just north of Mississauga near Streetsville Glen Golf Course. Another neighbour who had Tothburg moved to Oakville. |

Of the last 4 I've sold, three were due to relocation, and one was downsizing... Marriage breakdown factors into all sizes of homes, Tothburgs included... |

Thanks for the input guys......which areas would you guys recommend to look for decent size lots with homes ranging from $1MM-1.2MM. Looked at one on old Derry Rd in Mississauga but its listed for $3MM.....LOL |

It's different for everyone. Out of the last 4 Tothburgs I've sold they've moved to a larger Heathwood home, transferred to another province, moved to Oakville, or stayed in town and downsized. I'm actually getting quite a few calls lately from people wanting more land. Carlisle, Rockwood, and Campbellville are pretty popular moves right now. Smaller and older homes with bigger lots in Burlington too. Cliff |
