That's an Ikea bed. We have one in one of our spare bedrooms. I love the light fixture.

The listing goes up, I have a few agents that are waiting for me to list one of these, we click SUBMIT, and 2 hours later the first agent brings his client in -- they buy the place, firm, no conditions, and just like that, another one up and down!

All on the same day that an out of town agent, with the same model listed for a couple of weeks, just reduced his by $7,000, and it is still for sale!
Staging matters... marketing matters.. but most of you already know that :)

The BUYER, a first time home buyer, says to us all after inking the deal -- "You know what did it for me? The decorating, you guys have such great taste!" (It allowed him to see the potential of the place, instead of seeing the same model listed $7,000 cheaper but not shown as nicely.)

Congrats Fred, but IMHO the buyer's realtor should of encouraged them to have a home inspection. Old home or new, definitely good to do when your spending that kind of money.

...and I normally agree with that, but not always:

Examples:
1) New builds, that you can do an inspection afterwards and work everything into a 30-day or 1-yr form - is NO riskier than buying directly from a builder
2) Condo Towns, where even exterior maintenance is covered including roof replacement, and specific insurance is held by the condo corporation (also the status certificate review by the lawyer shows what outstanding repairs and potential lawsuits there are)
3) When a buyer knows the home is in high demand, and brings an expert in during his initial showings for somewhat of a partial pre-inspection for the high risk items like leaks, structure, mould.
4) When the dollar risk of not doing an inspection is so low, based on the property style, construction knowledge of the buyer, etc

Again, all this aside, I agree with your statement, except for the part calling the Realtor crazy and buyer irresponsible, without knowing the situation. It is a simple cost benefit analysis that makes sense 95% of the time, and I surely guide ALL my buyers that way as well - but it is still a choice nonetheless.

Okay I edited my above post to be a little less judgemental. :)
However will agree to still disagree because one of the positives to buying resale is that the home is built & you can have inspection.
The most expensive new build we ever bought (so we expected more then from our previous cheaper ones) had a serious issue that was not resolved easily with the builder even though it was brought to their attention from day one. Having it covered under Tarion didn't make it any easier though eventually it was resolved though not totally to our satisfaction.

So yes I still say better to have full home inspection because you just never know. Obviously it wasn't a priority with your listing & I only mention it on this thread because you did bring up (proudly) that one wasn't done. Again congrats on your sale.

Since i was selling the house, an inspection is definitely not my priority for me and my clients :) this is a huge benefit for my sellers, not because of avoiding the inspection itself, but because the way those clauses are written -- they allow the buyer to walk away for ANY reason, (even a nail pop) and they don't even have to show proof. " home inspection report satisfactory to the buyer in their sole and absolute discretion... "
If I can sell a listing and avoid those clauses altogether, absolutely I will be proud about that :) and hopefully my clients are happy about it too!

Many deals fall apart during the conditional period, whether warranted or not. A few months ago I sold a place and the buyer never showed up with the deposit cheque the next day, then walked even before doing their inspection / financing . A certain percentage of deals fall apart so I do what I can do mitigate those risks.

And we agree, for my Buyers I allllways recommend a home inspection no matter what
