If you have any issues with the sub-floor, like squeaks, bumps, humps or other major repairs that may potentially damage the floors, then you have to wait until it's fixed. If your house is built right, you can do it right after closing or whenever you feel comfortable.

It's not cheap to change over the stairs later to wood, there is quite a lot of labour involved. I'm not too sure if the amount mattamy is charging is fair or atleast close to fair.

Oak Stairs for $3379.00 for a Village Home
Stain to match the hardwood is $1696.00.

Are the prices reasonable or can I get it a lot cheaper after closing?

In your particular home, there is a lot of stairs & you will not save any money by doing it after. And Mattamy will not leave unfinished stairs & to remove the varnish after & stain will not be cheap (unless you do the work yourself) & IMO not worth the headache & mess.

The lower cabinets are usually installed on tile.

Remove the kickplates, tape off the finished sides of the cabinets & remove the tiles. You can cut it with a grinder along the cabnets as close as possible & install the hardwood up to it. Then you cover it with kickplate & possibly additional moulding. It's a very messy job but doable.

I think it's because they can't sell the house if the floors aren't finished - it won't pass inspection.

Actually you can easily close a new house with no floors, we did :wink: It all depends on the builder & how flexible they are. We actually closed with no carpets, unfinished stairs, no kitchen cabinets/bathroom vanities, no sinks (except the powder room/laundry), no tiles in some bathrooms, etc. :) As long as you have the minimum, which is hot & cold water, toilets, sink, heat, you can close the house.

Mattamy is just being Mattamy & making it hard for the homeowner, hoping that you get the expensive upgrade through them, so it's either their way or no way :roll:

I had an ironic chuckle while at my colours appointment because the slogan in the Design Centre is "make it yours," which I took to mean "personalize it." But when I asked for hardwood stairs but only on one staircase my consultant said that that wasn't an option and I had to do both. Or when I asked for sliding doors rather than a regular door in my master bathroom they also said no. They said no more often to me than yes when I tried to "make it mine." And my requests weren't crazy at all.

I just had my hardwood installed and wanted to post a quick review... sorry for changing the subject!

Installation was great and clean, Robert is very professional and detail-oriented. The guys cleaned-up and levelled the floor before starting the work, they looked at every piece of wood to make sure it's good and saved as much as possible from these. In fact, the extra 5% we got was enough to put hardwood on the landing space! Great jon on flushing with the nosings and tiles, we all know what "builder quality" is, even thou it's a new house.

The 5% Sebi is referring to is the waste that is usually added to the job. But many times, depending on the installer, you can minimize that to approx. 3% waste. Plus your square footage in the boxes might be higher than what is needed for the job. For ex: if you need only 365 sq. ft., you have to order 380 sq. ft. of wood (20 sq. ft. per box), which will give you 15 sq. ft. extra. So with your other "saved" waste, that will give you the saved percentage of wood.

Hey Rob, we're looking to do the hardwood after closing as well. We're wondering if when the hardwood is installed will it naturally sit flush where it meets the stairs or should we advise mattamy to adjust the height of anything?
