Even though the Bank of Canada raised it's lending rate and most of the banks followed by raising their prime lending rates, we continue to see mortgage rates dropping. We are seeing unpublished rates of 3.5% fixed for 5 years and variable rates as much as prime -0.75%. Qualifying rates obviously dependent on individual credit history. One should always do an assessment of your financial situation to decide if the numbers work in your favour to make any changes on your existing mortgage. Would love to run some numbers for you. |

[code][/code]Yes agreed. Canada has been typically a lot more conservative than the US when it comes to lending policies. Although we weathered the market drop fairly well, canadian's still hold very high debt per capita ratio's. These record low rates we have seen has been an excellent time to consolidate high interest debt into low interest mortgage rates. My focus though as a mortgage broker is to ensure my clients use the monthly savings to pay their mortgages down faster, especially at these low rates. The GOOD Policy - Get Out Of Debt.
