What's your best guess all you mortgage brokers for what interest rates might be down the road in Spring of 2014? |

It really is impossible to know for sure and any answer really isn't much more than a guess. That being said, given the state of the global economy, I would anticipate them to still be fairly low overall. Under 3.49% for a 5 year fixed. Although, anything can happen of course |

I would also agree with Paul 100%, except on one small detail - they will go to 3.57% Those who are suppose to be making "educated" guess in the last few years (leading bank economists) have been wrong more time than i can remember. Especially with regards to prime going up. It makes sense for the rates to stay in the 3% range but we shall wait and see! |

I hope they stay pretty low. Used to be a builder's banker offered low capped rates for up to 18 mths. but now the rates for holds are not low at all. |

the 18 months capped rates were always higher then the 30-60 day options. Best we have now is a 6 month hold at 3.25% |

Obviously it's changed since then. |

what is the best rate looking like now for a 5 year fixed with average pre-payment privelages? |

it obviously depends on a few factors but on 30 day close, you can get 2.80% (high ratio) and 2.90% (conventional) and both with 15% pre-payments. |
