MEANING ... ITS TOTAL OF $980 FOR STAINING? FOR ALL STAIRS/RAIL, PICKETS ETC. THE REASON I'M ASKING THIS QUESTION IS CAUSE I JUST CAME FROM THE DC FROM AN OPEN HOUSE THE LADY TOLD ME THAT I MIGHT HAVE TWO FLIGHT AND TOTAL WOULD BE 980x2, BUT SHE WASN'T 100% SURE.....I HOEP THATS NOT THE CASE FOR OUR MODEL......
ALSO, IS ANYBODY GOIN TO UNDERPAD FOR THE CARPET, IT MIGHT BE A DUMB QUESTION, BUT WHATS THE ADVANTAGE TO HAVE IT, WITH IT GIVE A MOVE COZY FEEL AND AND CARPET WOUDL FEEL MUCH THICKER, OR THERE SOME OTHER REASONS FOR IT????
I ALWAYS THOUGH UNDERPADS ARE ALWAYS PROVIDED WITH CARPET AS STANDARD

hi farhan, chargar has completed her appointment and she has confirmed that it is only 1 flight of stairs.

as for carpet, underpadding is included, but, if i remember correctly it is 1/3" standard. you can choose to upgrade to 1/2" which will give the carpet a cushier feel and some have said male the carpet last longer

D.Del and Chargar, thanks for the info. couldn't find much info. about the Power Outlets in each room, and if there are Phone outlets. I think these are hard to add later on. did anybody consider it, added these if needed or think there are enough of it.

I have a question about round Arches. I have counted 5 locations on the main floor where arches can be made. but I'm concerned about the 2 locations, want to see if anybody consider it. Our design consultant (which I didn't like at all) suggested to add around arch at the Drop down cieling at the eantrance to the Breakfast area. now My guess is that because of drop down cieling, it will already be around 8' high, wouldn't it be even lower with an arch?
also, right at the entrance to the house, at the foyer, she suggested to have and arch, did anyody consier having an arch there? would it be half arch as there 's no support wall on the right rise to complete it? if you'll look at the plan, I think you'll understand what I'm trying to say, you need two edges to complete an arch.

Let me know what others are doing, your help will be appreciated.

hi farhan, we also got arches in all entry ways, except from the dining room to the great room. our consultant said that as there were no walls to meet with, she said it would be best to leave it.

chargar, did you add arches in this "hallway"? i think they would look fine, but, she said to leave it be.

less than 36": $286
36"-60": $413
More than 60": $786

I had a crazy idea in my head about the location of the Kitchen, I read some blogs and found that some people when found a flaw in the design, did force the builder to change the design as their argument had weight. I wish I had read them earlier Cause i thinks it's too late, all the drawing might already been approved. But I was thinking of raising the question of the location of the kitchen??? where it should have been in place of the Greatroom and greatroom being at the location of the Kitchen. If you see all of the Mattamy plans and other builders, the Kitchen is at the end with a Patio door, much meaningful entrance, good with ventilation point of view. I just don't understand why they made such a layout.

I don't know how many bought the Plan7 as I don't see many in this Forum. but do we stand any chance to point this issue ... all of us ????

Or is it too late ...

Anyway .... just a thought......

hi farhan, unfortunately with a move such as the kitchen, i don't think they'll entertain the idea as too many variables like the need to run pipes, electrical and a vent would have to be considered.

what i've actually thought about is using the great room as a dining room and the dining room as the living room.

until we move in, who knows, but, it'll all work out :)
