Have fun! I have a medium sized couch I battled up the stairs. My advice is get Mattamy to bring the front loader and take the balcony railing off. That's how my fridge got in.

Measure your couch for sure. I had two couches returned as they wouldn’t fit in, either up the stairs or up the balcony. Best bet was a sectional that can be taken apart, also watch for high backs, as they will be difficult to get through the balcony door way as well. I was frustrated shopping as everything I liked wouldn’t fit in.

Urban barn has lots of smaller, modern furniture that fits. When I spoke with them they knew all about the 3 story towns I was talking about.

I had a couple things up the side of the house and in. The queen size box spring was one for sure, the others, I can’t recall as I had great movers ( Scannell) and literally didn’t lift a finger.

We were able to move a 3 seater couch (not condo size), fridge and stove up the stairs. We had no problems bringing it up the stairs, we just temporarily removed the laundry room door and the hand rails.
