If memory serves me correct, we got a 2.0 ton 14 seer and it works quite well. No complaints so far.

We got ours installed by Craig Newhouse. Quality work and excellent price.
We have 13 seer, 2T American Standard, high effeciency and he said we wouldn't need 2.5.

We also got ours installed by Craig, same model as Cooldude! Ditto his quality work and excellent price! :)

And yet they don't have 9' ceiling, fireplace and hard wood floor. If we have those it should be at least $550,000.00. It is just my opinion :D

Thanks fujizride

Doesn't it seem a little disingenuous for the agent to advertise a home as "backing on to open area -- privacy galore", when there will be homes directly behind it when the next phase is approved and it will be a construction zone in the back yard for a long while to come? Strange ...

Nice house though!

Miltonleo - it seems sneeky but I guess it is the buyers job to research. Plus if u actually see the yard you will figure out that it won't be greenspace with dead end roads and big dirt piles piling up:).

Cooldude - we thought the same thing but if you look at the front door you see a transform above the door. And that only comes if you get the 9' ceilings.

We are curious to see what it will sell for!

Wow...so glad to see that RFs have appreciated nicely. I check MLS almost every week to see what RSs are going for.

We just started. We have our permits and we've started to pull the crappy Mattamy insulation, but we're stuck. We discovered a pool of water on the floor after that last major rainfall we had. It looks like it's coming from a big crack from one the windows to the floor. We're hoping it's covered under Tarion.

We don't have pictures yet, but I can share with you via email when we do have 'em.

It seems it only started leaking after we pulled the insulation. My guess is the pink stuff was absorbing it. We're doing an open basement with a full bathroom and a storage/utility room. The space beside the bathroom and below the breakfast can be converted into a bedroom in the future if we choose. We need the space too, but not as urgently as you! Hope that helps!!
