Builders around Milton are using the cheapest shingles they can buy. They also install the roof with no drip edge at the eves. Virtually every new home ( that was not inspected - big mistake ) has all the nail-heads ( 50 TO 200 ) exposed on the roof ridge, roof vents, and roof/wall flashing. This allows a small bit of water to penetrate each time it rains. Small leaks like this that go undetected can cause a significant amount of damage that will only be revealed when the roofer comes to put on your new roof. After they remove the old shingles, structural damage and rot will be exposed. This is when they knock on your door with the bad news.

To top that off, downspouts from the second floor roofS are discharging rainwater directly onto the shingles of lower roofs, wearing them out fast.

OUR HOME INSPECTIONS ALWAYS REVEAL THESE DEFICIANTCIES AND WE TELL YOU WHAT TO DO TO REMIDY THE PROBLEMS. SAVING A FEW HUNDRED DOLLARS BY NOT HAVING A HALTON NEW HOME INSPECTION WILL COST YOU THOUSANDS.

Hi tilallr1

Get 5 quotes.

A few years ago I replaced my own roof with heavy duty 35 year shingles, lots of quality eve protection, new flashing, and a metal drip edge along the eve.

4 of the 5 roofers I called did not even quote me the appropriate materials. One quoted "almost" what I needed, but I requested additional protection. One roofer, when asked if I was ready to go with the job, got angry when I said I was getting additional quotes, he insulted his competition and said I could shove my roof where the sun don't shine.

I thought to myself, Wow, what a nightmare this must be for folks that are not aware of what they need.

Make sure they have proof of insurance and ask them not to flick cigarette buts around on your roof.

The most important is the ventilation - this can cause lots of problems. Also, I've heard that a few years ago Mattamy and the other builders used organic 20 years shingles, so that might be part of the problkem. Now they were replaced by fiberglass 25 years shingles. I have on my roof CRC Superglass 25 3-tab shingle. It won't look as it looks now after 25 years, but it will do its job.

What model home do you all have with these roof problems? I have a Carrington (we are in phase one) and I hear this was a problem with a lot of homes of this model. We have never had any problems, but wonder if we should have our roof done before we do.

BTW - when I saw the heading for this thread I though that you were a drunk looking for a game of singles curling. :lol:
