Sorry to hear that you are having so many problems with your house. I hope Tarion will step in and iron out everything. Was your a factory build?

Very similar concerns I've heard lately from others in HVE as well.
They did a fantastic job on their first HV phases, but I've heard the quality has gone down since they got their "2nd yr in a row" award.

Call Mike Holmes. Then Silverman Helps.

Seriously though, just don't let them cross anything off their list. If your wife signs it, it'll be even more difficult to fight.

This is horrible story. We have long PDI list and after too, but it was taking care of during first year and nothing was really big issue so far.

Not every time but sometimes it helps to send letter up to their management. Not just local office dudes.

Bedroom above garage is very well known issue. With our third new home it was always resolved by adjustment of airflow in ducts. It was done by builder all three times including Mattamy.

Does Mattamy have a say on who gets the JD surveys? I didn't and if I did wouldn't be giving them a good rating. I know many builders are 'in bed' with Tarion, can that be the case with JD Power? I think it's time the unsatisifed customers start spending some time outside the sales center....that may get their attention.

Well, we certainly were not one of the ones to help them win this award. I am in Phase 14b and had our 1 year in April. We had 40 odd items on the list from minor to major. They came right away to fix a couple and then we never hear from them again. I would phone every month or so and they would "check into things" Maybe fix another item or two.

Finally after the 4 months, I phoned Tarion to schedule a "reconciliation inspection". It costs $50 but if they find one item wrong that is covered under warranty you get the $50 refunded. Tarion gives Mattamy another 30 days to fix things before the scheduled date and notifies them of this. Amazingly, Mattamy has been at our door fixing everything and the girls in the office are phoning to let me now when and how things are scheduled. Of course, they want us to cancel the inspecition so it does not tarnish their record. I will cancel when everything is done satisfactorily as a couple of things have been done so badly that they have made a bigger mess that they need to come back and fix/clean up.

[I also noticed that my flower boxes that I have waited 2 summers for(which the escarpment already has) were put up only at my house to satisfy Tarion, but my neighbours never got theirs...]

Anyway, I just don't think people who pay all thios money for a new house should have to go through all this...I wish you the best of luck!

I agree, Mattamy will have more incentive to fix your issues if you impact them where it hurts.

Many years ago my brother and his next door neighbour in Oshawa bought from a builder that kept putting off fixing issues. They ended up each putting up signs on their front lawns with a list of problems. Within a few hours the builder had workmen over to finally fix all the items. It helped that they were still selling inventory homes on the street and the signs on the lawns were certainly being viewed by potential buyers.

Well, on another note...i've lived in my parents Mattamy home (keep in mind the house was built 11yrs ago), and my relatives have also bought mattamy homes, and not one of them has ever had any issue with Mattamy. In all cases, customer service was quick to respond. And i must admit, the guy that used to come and do minor odd jobs in my parents house, also did us a favour and came over even after the house was like 2 yrs old. I'm now living in a fernbrook home, and i must admit, I think the mattamy finish & the quality of items are a lot better than other companies out their. You've got to keep in mind that all other builders also have their own share of problems and complaints. I was at a house-warming function a few months back, home was built by Sundial. After all the guests had left we were cleaning up. I was standing in the laundry room and all of a sudden the framing fell....then later on my 10yr old cousin was coming to the laundry room..and the door fell off its hinges...luckily for her, she noticed it, and she caught the door before it fell on top of her.
But i must admit, I do feel bad for those ppl that do have a very bad exprience. I'm surprised that your bathroom is still not functioning after soo many months.

If you believe you have structural problems give the Town of Milton Planning and Development, Building services a call...if it is major stuff, the town building inspector will come out and have a look at your problems. After I had my problems inspected they called my phase builder and had him over in minutes to go over the problems and had it fixed right away!

Good luck with your issues. My thoughts are never give up, the customer is always right....NOTE: we watched the building process and saw that our sump pump was in the wrong location. The builder said it was fine. I talked with someone over his head and he sent my issues to an engineer and the builder was told that the home owner (me) was right. Needless to say, they had to rip out the sump pump location and break up a new hole in the foundation and cover the old hole up.

I have noticed this on a number of HVE houses.. ACtually pretty much every HVE house I have been in the basement of, there is about 50% or greater holes cut out of the joists.

Mattamy has two weeks left to get my 30 day list done. At first I was thinking of hounding them to get this done on time. However, I think I'm just gonna sit back and let them drop the ball again and call Tarion the day the 120 days are up. Then I can watch how fast they get to my house then!

I won't go into a long story here as I am sure some of you have seen my bad luck Mattamy Story ( http://oakvillehomes.wordpress.com/ ) but suffice say the Town of Milton may not be open to your complaints as they are in receipt of donations just like the Town of Oakville was and therefore beholding to Mattamy Homes - you think those award winning free bus rides are really free. As well, if you picket the Mattamy Homes sales office ensure you have a witness. Mattamy Homes sent Bully Boys after me when I tried it.

They might listen to you and they might do something but, time is on their side. They've been around and will be around while you have your life to move on with. It is for reasons such as this that I recommend a house inspector monitor the construction as this will give you leverage if you need to complain later and your lawyer can use this to advantage.

For some, Mattamy has built some nice homes and for others, well, good luck as Mattamy does move on and leaves the complaints behind. Good luck with your issues.
