hi cookiepaws. ABS-1 is definitely not green. Here is a photo:

Image

*most of honeysuckle elevation a is horizontal siding, then we have some vertical siding at the top of the house. the white stone comes up about 4 feet on the front of the house and then going around to the sides turns into the red wellignton brick. our front door, shingles and shutters will be black and our garage door a light cream.

I guess it's what you see in the colour. I know that Andrea referred to it as green and it looked to us like green on the houses we went to look at. But I guess it's a mix of a brownish-green so you guys see the brown in it and we see the green. I actually thought my fiance would turn it down because of the the green. Did you guys go and see the houses, we have pics if you want to see them. (I just noticed you had pics of the board and not any houses)

It is a BEAUTIFUL package!! Congrats!!

I said earlier I would take a bunch of photos of all the ABS packages and post them but it was so foggy we just focused on the ABS-1 & 6 if anyone wants to see let me know. We did take pics of all the ABS package boards though.

I spoke with a Home Inspector and they also said not to be disappointed about your house being stick built as they have been running into problems with the houses made in the factory. Because it is a factory they do not have to employ trades people. So they don't need an electrician to install your electrical, don't need a plumber to install your plumbing, etc.

There are pros and cons for each but at this point I'm happy we're going the old fashion route.

Hi Lori and Dean,

Welcome to Vista!

We also purchased a Wood Lily "C". We are on Wettlaufer Terrace which is not far from Nunn Court.

It's funny. We just picked our exterior package a few weeks ago, and we went with the sage stucco too! Good taste, huh?

If you get a chance, look at the threads/topics in this forum that discuss the Wood Lily and Vista Phase 1A in particular. You may find them quite useful.

Since we don't close until Feb 2010, I don't expect we will get a structural appointment or design/decor appointment for a while. Let us know if you do. We would love to get some prices for upgrades and options that are specific to the Wood Lily C.

Thanks,

We purchased the Woodlily A and had our DC appointment (both structural & interior) just last week - so if you're looking for some approximate costs, we'd be more than happy to post them. Just let us know what you're looking for.

Hi Everyone,

We just bought an Aspen on Leitch Landing on Feb 7, anyone else live on the street? We're super excited and can't wait until November 3 (closing date)!!!

I have a question - when is the last possible moment to have the final DC appt (4 months?)? We're trying to figure out financing of the upgrades (35% down, yikes!), and would like to have an idea of how many months before closing that the DC appt has to happen.

Looking forward to hearing your responses,
Kosh

I don't know what the norm is I can only tell you what our timeline was. We were actually getting really anxious before our appointments.
Our DC appointments were scheduled:

1st Appt: January 30th- your 35% on structural upgrades would be due- i.e. 9ft ceilings, basement rough-in, cold cellar, etc.

2nd Appt: was to be in March (we got everything done in one appt- we specially requested this)- your 35% on finish upgrades would be due. i.e tile on an angle, upgraded carpet, etc.

Exterior: February 11th (this could be anytime) There are people that picked their exterior before us but aren't closing until 2010

Breaking ground: March 27th
Closing Date: July 23rd

They would need to know your structural changes before you break ground.

Hope this helps!

They are just from the pictures of the samples I took at the design centre, so I don’t know the details of the price difference between oak and maple. Actually, I wanted to get some quotes from you, patrob. I will pm you within a couple of days.

Thanks. I kind of knew that's probably what was offered but just wanted to make sure. I'll be waiting for the PM

Well looks like the Group 4 hardwood option is averaging around $14/15 per sq. ft., which is typical for builders hardwood upgrade.

Imagine that you can save yourself $4 sq. ft. or more (depending on species, plank size, etc.) & get the exact same hardwood floors after closing
So on 1,000 sq. ft. of hardwood that you will need for this particular model, you will save yourself minimum $4,000. And I can guarantee the quality of installation will be much higher. Now you can take that $4,000 & upgrade your kitchen cabinets :D

If anyone is interested in a quote, PM me with details & I'll be more than happy to help.

Hi Kosh
We are on Leitch landing (lot # 245) and closing November 2009. What lot number are you on? Congratulations and welcome to Vista neighbourhood. What model did you buy?

Hi Cooldude, we're on lot 235. When we bought last Sat, no one had bought yet on either side of us (I even think that we are part of 4 lots in a row that were still empty). We're putting an Aspen on the 36 widelot.

Hi Don and Carmen,

Thanks for your offer to help.

We are curious of the cost of the cold room as it is very small and has low headroom in the Wood Lily 'C'. How much is it?
Plus, if you don't get the coldroom do they excavate the area under the stairs (thinking that would add some storage space, if needed)? My guess is NOPE.

Do you know the price for the upgraded hardwood stairs and the prices for the different levels of upgrades? Maple/Oak? What is the price if we did hardwood stairs and the upper hallway in the same hardwood?

Also, on our little upgrade list when we bought our house the price to choose the alternate layout for the main floor den (columns with knee walls and arched entranceway) was $0 and that's what previous Wood Lily purchasers paid too. It was free to pick that layout versus the standard den with double doors. I hear that now they've started charging for this and it's considered an upgrade. Is this true and if so, how much are they asking? I do like the layout with the columns as it opens up the room. It'll be nice either way though.

What about 9ft ceilings? If you get this upgrade, it says they include high interior arches? Where exactly would these be?

I'm also looking for the cost of the double sided fireplace and the single fireplace in the Wood Lily? What brand/make is the fireplace they give you? Also, what about prices for smooth ceilings, interior/exterior potlights or rough in only, glass shower enclosure (not just the glass door), and double sinks in upstairs bathroom and ensuite?

What about upgrade level 1 for the Frendel cabinets and how much is it to change the handles/knobs?

We wondered about pricing for the angled tiles on the main floor. Lastly, what is the pricing for kitchen upgrades, such as:

- angled upper cabinet (we can install the glass later)
- lazy susan cabinet
- kickplate in kitchen and central vac rough in
- pot/pan drawer
- deeper upper above fridge
- under valance lighting with valance
- backsplash in kitchen
- pantry
- electrical outlet on island

I know I've thrown out many questions there. Sorry. I appreciate your help! I know your prices may differ from ours, but I am sure most will be the same. It gives us some time to work on that budget!

Thank-You!

rough in for central vac is included. check your list of included features from the sales office, it should be listed on there in the second colomn close to the top. :) you might want to check out the kitchen packages (sous, executive, etc)... they include most of what you are looking for.
