Rob - Who did you send the letter to specifically?

What I really don't understand with this is that HVE is not the only place where Mattamy has built Village/Mainstreet Town homes so there's gotta be more people complaining???


I sent it to Kelly Spencer (our customer service rep). If you go through that thread there's talk about one of the other communities and complaints from that as well... The whole thing is really weird, I mean they have to know people talk on the board, they clearly weren't impressed by mention of it at the Mattamy U thing, so why deny the problems?

Don't mention it, hopefully with a couple of us mentioning it to them before they actually put the duct work in maybe they'll give it some thought and do it properly... we can hope anyway

Although I think our experience with the DC wasn't AS bad, as our design consultant (Colette) was pretty quick on getting back to us etc....

but with everything else, very dissapointed ... I was surprised it wasn't something that was brought up more often or earlier (especially when it in the Winter). The cold 1st floor issue was pretty much the ONLY thing that was holding ME back to purchasing one of these "type" of homes... I guess, for me it's not AS big of a deal since I don't mind the cold AS much as my wife, but for guests and others?? no, I can't have that. Plus I do the laundry, so I don't want my ass to freeze down there in the winter :D

I think now is a great time to see what they can do... if it means delays on our homes, I would rather that then having our home be torn apart later... aside from sending out letters if there's anything we can do to contribute we're 100% aboard

Scott, was it a specific home inspector that he was referring to? or outside home inspectors in general?

I'm definitely thinking of getting one as well... is this before we close or right after? (like within the 30 day inspection)

maybe we can get discounted rate if enough of us go with the same guy

"Kelly Spencer is no longer with Mattamy" :shock:

so I'm not sure if those email's and letters and what not have/will go through... I'll see if I can get details on who the new Customer Service Rep is... I think my colleague said his name was Daniel

Eek! I hope she didn't lose her job over all those letters as she didn't create the problem. She's merely the in-between person between us and the builder. If she lost her job because of the first floor being too cold issue then she was clearly a scapegoat for Mattamy. It's really the Lumbers guy who should be held accountable for
a) denying that there is an issue
b) to some extent, but with the rest of the construction team as a whole, to not have found a better resolution if they were going to keep building these models

A $200. home inspection may make a fine list of nail-pops, but paying for that would be a waste of money. We leave it up to you to point out and list nail pops and other minor cosmetic issues to your builder. During our Home Inspections, we concentrate on issues that many people are not aware of, that your builder is required to repair, improve, or replace.

Current Stats - In the last week we have performed 10 warranty inspections that revealed 263 important warrant-able issues.

In the last 2 days, I inspected 4 new homes. 2 of these new homes had hidden leaks that were only visible with technology that is rarely available at "ordinary" home inspections. In fact, only a few Home Inspectors in Ontario invest in this latest technology and use it as a standard feature during the home inspection process.

This thermal image is of a significant water leak from a bathroom above. Note that the regular digital image of the same area at the same time shows no sigh of this water intrusion.

Tip 1 - If Mattamy can take advantage of you, then they will. They will also try to manipulate you with lines like - It's fine, we do it this way all the time".

I was one of those recent 10 home inspections that Andy is talking about and he did a great and very thorough job, spending over 4 full hours at my house (no exaggeration, but you should know that the time required to do the inspection is based on the size of your house). While I didn't have any water leaks (and yes he did use his thermographic camera), I did get a solid list of other issues that I'm sure I wouldn't have found by myself.

Even if he doesn't end up finding anything major, it's worth the price just for the peace of mind. Thanks Andy.

hahahaha... we were there this morning having our "OMG THEY STARTED OUR HOUSE!!!!!" moment as well... now we definitely start the weekly ritual of checking/photographing the progress of the house before going to the farmers market on Saturday mornings ;-)
