Hey Rob, we're looking to do the hardwood after closing as well. We're wondering if when the hardwood is installed will it naturally sit flush where it meets the stairs or should we advise mattamy to adjust the height of anything?

Under railings, Mattamy installs beveled 1" nosing which you do no need to address. At the points of step down, for carpet, the nosing is 1/2" or 3/4" & for hardwood it must be 3/4" or the thickness of hardwood. If it's 1/2", the nosing has to be removed, shimmed & re-installed or new nosing may be required.

Hi Patrob,

We are looking for a quote hardwood floors, in our GREAT ROOM AND FORMAL ROOM.

Can you also tell us what kind of wood the hand scraped wood is?

This is the floor plan.

I assume you are referring to Vintage hand scraped, it comes in Hickory, Maple, White Oak, Black Walnut & Merbau & it's 3/4" solid sawn.

If you want a quote with the hand scraped wood let me know what colour & I will send you a price.

Hi Patrob,

I am going with Mirage hardwood but am deciding between the lock and the solid wood. Are there any negatives to going with the lock since it is $1 cheaper per sq. ft. and also easier to install?

Lock floors are floated like laminate, not nailed down like solid wood. Lock floors do not have the solid feel.

Hi Patrob,

I have a quick question...

We finished our upstairs landing and stairs with Mattamy, we picked Mirage Maple Sambuca. I plan to finish both the family room and dinning when we move in. I do have some experience installing hardwood so I plan to do it myself. I was able to locate a dealer in Woodbridge who is selling this specific brand and finish. Asking price is $6.25 a square foot, is this reasonable? Do you know of a different brand that looks similar, perhaps something a little less expensive that would complement the Mirage Maple Sambuca?

Regards,
Zoltan and Amanda

That's an average price for that wood.
Vintage does make a very similar colour in Hickory Black Opal

What plank width are you interested in & how many sq. ft. do you need?

Hi Amanda & Zoltan.

That's a really good price for Mirage hardwood. I just bought the engineered hardwood from Tielemans flooring in town and it was on sale 15% off suggested retail. The sale price was $6.18 sq. ft and the solid wood was on sale for 6.58 sq. ft. Those were the cheapest prices I got on Mirage and I called 5 or 6 different stores. I think if you want to get a lower price you would have to go with a different brand.

Hi there

I've been directed to this thread by other members of the board. I'm interested in laminate or bamboo for my foyer (lower level entrance and hallway) but would also like under floor heating. Are you able to come by to discuss my options and give me a quote? Thanks jessica

edit: I have a village home, so I understand I can only do the floating type floor as there's nothing to nail into. Is underfloor heating still an option?

Radiant heat is an option but it's not cheap & we ourselves don't install it. Electrician usually takes care of that. But we can certainly help you with installing the laminate or hardwood :)

Hi Patrob,

What can you tell me about Cumaru?? We are looking at putting in hardwood after we close and would like it throughout the entire main floor- including the kitchen and breakfast area. What is an average price per sq ft?

Thanks! :D

It looks very much like Jatoba, it's very hard but it will still scratch & dent even though it's so hard.

I highly recommend going with Solid Sawn for any exotic species. If you can e-mail me with more info, your floorplan, etc. I can give you a quote.

But what about your tiles in the kitchen (if any)??

Hi Patrob,

Thank you in advance for your help, this thread is great!

I'm not sure if this was discussed before, but we were at a flooring place today and he brought up something about the baseboards. He mentioned that since we're doing the HW after-wards the baseboards are going to be set according the how the carpet is (height wise). He told me to ask the builder to set the baseboard so it's HW floor "ready" (ie. based on 3/4" thick wood). Do you know from experience if Mattamy will do this? and if so if it's even recommended?

Another flooring place told me that they seldom every do this correctly and I may end up having the baseboard still too low (so a 1/4 round piece would still be needed), or too high (a gap will show).

It would be great if the baseboards were set 3/4" height but some builders will not do that as it's a more work for the carpenters who install trim & they don't get paid more for that. But you can certainly ask if they can do that for you but knowing Mattamy, I already know the answer to that question :)

Most times the baseboards are installed at 1/2" or so for carpet height. So even if you install HW after, all you lose is 1/4", which will be covered with quarter round. You will not notice the difference in "lost" height.

Hello Patrob

My husband and I just recently moved into a Mattamy in Stoney Creek, we have a Vista which is very similar to the Upland Milton model, anyway, the point being, there is a lot of floor, we spent about $14,000 on the floors and stairs. We have the Bruce Mocha Oak and I am not happy. It's a lot more glossy then I like and it shows everything. Is there anything that can be done to matte down the finish. I'm really upset overall and I'm hoping there is something I can do.

Thanks so much in advance for any suggestions you can offer.

Brie

Hi Brie:

Sorry to hear that you are unhappy with Bruce. Bruce's finish has always been more glossy than other manufacturers I noticed when you compare to Mirage or Vintage. Unfortunately there is nothing you can do unless you re-sand the floors & apply a more matte finish but I do not recommend doing that.
