Have you spoken to a lawyer? How long have you been in the house for?

As I am sure you are, document absolutely everything, all corresponance, heat gun ratings etc...

Is it fine in the summer time?

we're not in a croftside town, but in a 36 Pilgrim. Our master bedroom is above the garage and porch. We are having the same problems as well, though I can see how yours would be more intense with such a large window. (we have 2 smaller ones).

Our neighbors on either side were having problems with their a/c and heat, and both found this summer when someone from an a/c company looked into it, that one of their main vents from the basement was 3/4 closed! Therefore the hot/cold air was not travelling all the way upstairs...as is the problem we were having all summer...our main floor was very cold, top floor was hot.

Maybe look into checking this vent, apparently there is a valve-type thing in it that might help the situation a little. You said you had Mattamy there, so maybe they checked it, but you mentioned insulation and the attic, etc. Perhaps the problem is in the basement.

were living in a phase 2 Croftside, and other than the cold room, we love it.
in the past 4 yrs we've had Mattamy check the insulation over the porch, they said it was to code, but they added some sort of plastic sheet?? they also tryed to fix the window so it closed tighter - the bottom of it does not seat completely, even when locked. it improved slightly, but it's still at least 3 deg colder in the winter thant the rest of the house. we've since given up and just put warm jammies on my son, added a blanket and if it gets really cold we use a space heater. this winter we may try the plastic shrink wrap on the window.

i will look into this spray foam insulation, though...

by the way, i've looked at the new townhome layouts for phase 14, and the model that has the similar layout to the croftside (they wouldn't get rid of their most popular town home) has the main bath over the porch with the bedroom behind it. now they will just have to upgrade to a heated toilet seat..

Harj, that seems like a good solution.

Anyone else with this problem after they move in, should put it on the 30 day list to Tarion...just to protect your butts. Hopefully they do something.

If not get Mike Homes to come and look at the house.

With his exposure I'm sure Mattamy will clean up their act.

Hopefully you won't have to go to those measures.

Hi Guys,

I wanted to see if there was any updates regarding this? I too live in a Croftside (north of Derry - was resale) and my daughters room is getting VERY COLD.

If i were to contact Mattamy, would they be able to do anything about it? I.E.// it being an earlier phase (not sure which), and it also being a resale (me not the original owner?).

Please advise as my daughter wakes up like a popscile, and it's only december. I can't imagine on a windy day in Feb.

I am having the same problem with my upstairs bedrooms, have tried everything listed......and other things, nothing is helping....I'm not sure if this problem is only relevant to Croftside....I'm in a 36' Pilgrim and having the same problems myself.

Andrew...you are in Phase 2 I believe, so our our warranties are long gone. We're on our own......

How about a bandaid...?

Buy one of those in-line duct fans to pump the air to the cold room. Depending on the model you want, you can get one that turns on and off with the furnace fan, but that is more $$$

Tell me a little about the model you have?

How is the room situated to the cold air.

IE My 2nd floor bedroom #3 is over the garage. The bottom of the room is all spray foam insulated, but the front of the room up to ~ the window is just brick and still inside the garage/front porch type roof.

Since I had purchased the spray foam upgrade I would have wanted all the top of the ceiling sprayed as well as the front section of the house for this 2nd floor bedroom, but because Mattamy changed the standard in Phase 12 making this a "STANDARD" I just let it go...because free is free.

Now I am thinking twice and WILL open up my ceiling of the garage and spray foam the front of the bedroom #3 to increase the R value of this room.

A little off topic about the cold room, but to fix some of the cold drafts in the basement I also did more spray foaming and taping ducts (to stop hot air loss) although I still need to do more, but there is a time limit thing.

I also plan to put up some of that plastic covering over the windows to stop cold air convection.

even though we are selling in spring 2007 (not because of the cold room, but to get a bigger place), we would like to know if you get anywhere with tarion. maybe we should all write letters...

Is this the last post on this topic (2006)? Forgive my ignorance but I just came across it cuz I was looking for a general contractor to address this very issue. What has been the outcome? I've been in my Croftside since 2005 & always figured it just my house having this freezing cold room issue.

Has Mattamy come back with a real fix? I wonder how many other Croftside owners are facing the same issues but thinking its only their house with this problem?
