SOOOO!!!! Heres the scoop!

As you all know we had our PDI this morning. It was kinda crazy, to be honest! We did hire an inspector. Her name, we will leave anonymous. But, there was a tone of tension between both the warranty rep and her. There was constant bickering between the two of them which made things quite awkward and uncomfortable for our first PDI experience. Obviously we were very unsure of what we were looking for and hired the inspector to help us, but she was clearly not welcome!

Dont get me wrong, the warranty rep was really good. She helped point out a lot of things, but also towards the end she got a little uptight and kept saying we cant spend forever in one room, we can put the rest on our 30 day. This was pretty frustrating... why would I want to put things on my 30day when they can be fixed NOW!

We found many flaws in our hardwood and oak stairs, tons of paint chips and drywall issues, scratches in our sink and cabinets, sticky drawers and windows, our conduit for our TV niche wasnt even installed.... pretty much a bunch of little things that shouldnt have even been wrong.

So, pretty much thats the jist of it. The whole experience was pretty exhausting and we feel super sorry for the people we spoke to right after cause they sure got an ear full. Hopefully our 30 day goes better!

Sorry to hear that you had a hectic PDI day..hope everything is sorted out in 30 days inspection. Now what are they going to do about the conduit? Rip the wall and install one or make you a refund with some compensation of course :shock:

Lesley,

Sorry to hear about that really tense situation for your PDI. Hope you get everything that you want/need fixed and didn't miss anything from the unpleasant situation. It's really too bad since it should have been an exciting experience not awkward.

We have our PDI in 1 hour so I'll post how that goes. I know that we had discussed getting an inspector but the inspector advised us not to for the PDI- I guess the experience you had would be the reason.

Well. We did not ask for compensation only because the conduit had been installed, but the drywall was not cut out so we could get to it. Once we confirmed with our builder, Anna, that we did want it - she was right on it and actually started working on getting it fixed as soon as our PDI was complete.

Hey Sandro. They are going to reseal all the mortar. on ALL of the bricks. PS: We are soooo mad you parked in our driveway! What the hell! :P hahah. Houses are still there! I was just coming back as the storm ended and they had closed off Tremaine at Derry, going North - the officer didn't say for what reason, I'm assuming something had happened north of the Vista development. It wasn't too long until he re-opened though.

Well. Looks like Richard and I wont be on here for a little. Tonight we sign all of the paperwork with our lawyer and tomorrow is closing day! We still have to pack up some boxes, so we will probably have our hands full until we get our keys and then we're moving, right away, on the 27th! Anyways. We'll be back on as soon as we have a free minute and some internet! Wish us luck and Talk to you all soon.

When I help with PDI's there is no bickering. If the issue observed should go on the PDI list, then it's put on the PDI list. That's because I carry documentation that shows what should go on the list and what should not. It's also because I have learned to work with builders in a manner that does not offend them.

Home Inspectors that insist on unrealistic expectations from builders during PDI's do cause problems. Creating "tension" during the PDI is unnecessary, and it certainly does not help the home buyers relationship with the builder.

I always explain to my clients prior to the PDI's that it is up to them to determine how fussy they want to be. What's important to one person may not be important to another person. If there is any question regarding an issue, then Iwill give my best advice.

Mattamy also does not appreciate this tension, so a month or so ago Mattamy decided that they were not going to allow home owners to bring help IE - Inspectors, to the PDI. I was informed by a client and I contacted Tarion. Tarion asked me to attend a PDI for another client as a test case. When I arrived at the home the Mattamy rep informed me that I would not be allowed in the home. I produced documents the showed that the home owner was allowed to have me help her with the PDI. The Mattamy rep called in the troops who arrived in seconds in a bunch of white pick-ups. I handed my phone to the head-honcho and he talked, as planned, to Tarion. Tarion informed them to allow me onto the site. Mattamy had to retreat on this issue.

The moral of this story is that you need to be realistic but accurate with your PDI issues. If a "home Inspector" is filling your head with unrealistic expectations then this will create friction between all that are present. It will also detract from the experience and likely, more important issues will be missed.
