Hello,

I know the closing dates of alot of these houses are coming close - does anyone have a list of ugprades ?

Also - would anyone have any pictures of there house so i can get a better idea of the layout?

Hey Cynthia -- congrats on your purchase. We have a Wild Rose C being built on Wettlaufer that also closes in March (they were working on our framing today).

One thing I did learn today from another Wild Rose C owner that I didn't know -- the area (black box) on the floor plan between the hallway closet and the garage door can most likely be opened after closing, and used as a broom closet -- you would have to re-drywall, frame, and put a small closet door on it. Apparently when the houses were made in factory, this was used as an avenue for duct work to go to the attic as the second floor heating came from the ceiling. Because ours are not made in the factory, this doesn't apply. In Bedroom 2, beside the shower, there is similarly unused space that could be re-used.

I'm not 100% on if this applys to mind, but I'll be sure to check it out during construction and frame walk. Never hurts to have more closet space! The upstairs one we'd probably turn into shelving in the bathroom for clean towels or something!

You'll know more definitively in December (18th should be when you are 90 days out) and they have to notify of a delay.

When we asked earlier in the Summer when they would start our foundation, they said they would start excavating 1st/2nd week of November, but instead started that mid-October. I think during Mattamy U they were saying they were between 2 and 4 weeks ahead on some of the properties in our area.

That person is dreaming to think that they can get $650K for a 43' lot. It's competing with 56' lots with tons of upgrades and premium lots.

We were looking at this area before it was built and if I recall correctly there was a 50K lot premium on this one b/c it backs onto the ravine. Not saying they'll recoup the 50K premium today, but I do believe that was what Mattamy was charging.

Thanks for the insight Cynthia. We walked through the house and were pretty shocked by the price tag, but as you said, it does bump up demand and prices for future WR's. We're hoping to stay in ours for a good long while, but who knows what the future will bring.

Tragic to pickup the ravine lots and not get the back balcony. I highly reco it :)

Did you guys opt for the 3 bdroom + loft where you have that 8x14 ft walk in closet? I can't see otherwise how the balcony limited your closet space.

We look at this option but think the his & hers gives lots of room, and much prefer the extra bedroom for another kid/office etc.

Great house either way!
