Hello - if we plan on doing the floors after closing, do you advise any kind of waiting period. A tradesman friend of ours said you had to wait an entire year to allow the house to settle - patrob what is your opinion?

You can install floors right away but if you have some other work in mind or builder's repairs, have it done before the floors.

We're now trying to make a right choice for the dark oak staircase balusters: wooden or iron. I like wooden pickets but I guess iron is popular now.
Probably we'll go with plain iron balusters. We were told in Mattamy that we can remove every 4-th after closing and install a decorative ones because it's just screwed to the stairs. Is it really that easy to replace the existing iron baluster? Is their size standard? Did anybody replace it? I saw in Rona nice decor balusters for $15 each so it would be much cheaper to do it by ourselves if it's doable. But in Rona they said it's not that easy may be the handrail needs to be removed for this. Please advise.

There are diff. types of pickets. If you want to keep the same shape & colour, you have to go with the same manufacturer of the original pickets. But yes, if they are with a "foot" screwed to the handrail & the step/nosing, then you can easily remove them.

Thanks Patrob!
I'll double check with Mattamy what's the manufacture of the pickets . I guess they are standard black iron pickets.

Just the finish might be diff. or the shape, ie.: more square or round.

What's the best way to reinforce the 7/8" edge gold osb floor from underneath? I'd like to install the hardwood with the joists, not across or 45. Installing 1/4" or 1/2" plywood on top of the osb is not an option I'm willing to make. The Joists I believe are 2"X12" with 20" to 22" oc. The hardwood I'm looking to install is 5" wide Vintage solid sawn. Is it best to install the floor with glue, nails or staples? Thanks

I am waiting for an answer from an engineer that works with the builder we work for & will let you know tomorrow.

No need for glue down unless it's concrete. Nails are recommended for certain species but staples are also fine.
