My $0.02

I personally think that the best time to sell is spring. There is usually a pent up demand over the winter months and then as soon as the weather warms up a bit with more sunlight, people usually are in a feel good mood.

For buying, I usually prefer late fall/early winter when there aren't too many buyers out there and most homes listed during that time are usually motivated to sell.

If you need to move July then your home should be on the market by now. Most resale homes close about 3 months and you will find several closing 4-5 months. It's definitely not to early at all to list.

If your house is really nice it will sell anytime. My friend just sold her home in northwest Brampton a few days ago. It was on the market for just over a week or more and she got her July closing no problem.

Agreed 100% - I'd list now (or in the next couple of weeks after you get your house nice and ready to show)

Start looking to buy in the next few weeks as well - can't hurt to have some overlap if you can afford to carry 2 places for a month - makes the move SUPER easy and stress free.

If you'd like impartial advice on the process, little tips, and things to watch out for, let me know. It's my passion, hobby, and I love helping people out!

One huge piece of advice - do not sign the standard 180-day listing agreement with any broker in this hot market. If your place doesn't sell in a month (or even 2!) you don't want to be stuck with them for 6 months. Many people don't even know to look out for this...

One thing is likely - this post will attract attention from the agents on here :)

I like you're theory - it's often the way things go... (not ALWAYS though :) ) It's true... most people don't want to buy in December and move in February. That's when I've typically done it myself though.

...that said, if you already own a place and are buying something to replace it, the timing doesn't matter as much. You'll likely buy and sell at the same time, in the same market.
If you buy AND sell in slower times, you might get less for your home, but you'll also pay less for your new home. The difference is negligible unless you're changing locations or making a SIGNIFICANT upsize or downsize move.
Same as if you buy AND sell in crazy times - you'll get a MINT for your home, but likely pay a little more for the new home too.
